Where in suffolk are you looking? We found a lot of nice home for under $400k when we were looking last month.
The houses that are between $400 and $500k in Suffolk would be $500 to $600 in Nassau

always check all the individual realty websites the big names often have exclusive listings, thats how we found our house, it was exclusive, once it goes to MLS the competition ususally goes up!

House prices amaze me! I thought we paid a lot and then I see what houses in our area are now listing for and I am amazed, less than a year later and the SAME house (slightly smaller but same model) on our block is listed for $60K more and it has less amenities! Its amazing!

That's why we moved to Georgia! WE are getting a brand new home, about 1600 square feet, 3 BR possible 4th BR, 3 full baths, front porch, deck, and 5 ACRES for $128,400.
