Property Taxes!!
We got a house and are going to contract on Saturday. The house is in East Meadow (East meadow School District). We love the house and neighborhood. The only concern is the property tax which is $9,000!!!! We wanted to stay in the 5-6K range!!. Why are the taxes so high in East Meadow?? All the house we looked at had an average of $8,000 taxes. Do taxes go up every year on LI?? (we are from Queens). Can they go up to 15K?? We are scared because that's another $700 a month on top of our mortgage....We will apply for the Star program which will bring down the taxes down $1,200. Are there any other programs that will lower the property taxes??? Please help!!
ps. What are everyone else's taxes?? Please share.

My mom's house in Massapequa (Plainedge School District) is $6800 with Star & the Vet's discount. she is in a small 2 1/2 BR ranch on a small corner lot with no extras (no pool, deck, and she has an "unfinished" basement).
Her taxes have gone up slightly every year since 1999, but I am not sure what her programs & discounts have done to help her witht he increases.

There are no other programs to lower them but there are tax grievance people that go and try to lower them for you. Our taxes just went up 6.5% which is good considering they were estimated to go up 12%. I think they do go up every year but not by much.
We are paying over $9,000 but I am applying for star for next year now. The sad thing is our house is small and our property is not big (for Nassau it is though)
I still love the house and neighborhood I think our taxes are so much because we have our own police, etc.

My taxes are high - 13K range - I'm in south bellmore. When I first moved my taxes for my house were higher than any house on the block. Within the first year they went down to be more equivalent to the rest of the houses - that was based on reassessments done before we bought that took effect after we moved im. But eventually they went back up with the latest reassessments - so in 2 years they stayed between 12ish and 13ish.

Our taxes are $6K, I have yet to hear anyone say their taxes dont regularly go up. Ours went up about $300 this year. A friend of ours has $12K taxes, my BIL pays about $18K so it is possible to have taxes that high. Nassau county taxes are generally higher than Suffolk.

I currently pay over $6k and my new house has over $8k with STAR. I don't think that $7-10k for average homes in TOH in nassau are far from the average in taxes. You will definitely find lower and higher!
BTW, where in E. Meadow is the house, if I can ask?

were in a 2br dutch colonial in east meadow... small house.... taxes were 5k before star, this year i think they went up to 6 k before star....

The house is in the Clearmeadow section (not Barnum Woods). Close to Meadowbrook elementary school.

Wow!! The taxes in Nassau are crazy!! I guess my $9K is average!! Does anyone know about Home Improvement Tax Exemption? What do you need to do lower your taxes??

I never heard of this! It sounds interesting...
I agree, taxes in Nassau are crazy. Our current house is about $6000 and our new house will be $7200-- and it was marketed as "low taxes". Only in Nassau/Suffolk is $6000-$7000 considered LOW!

9,700 a year in N. Bellmore, and we applied for STAR will not go into affect for a year, we missed the cut off. And now we have to give bank more $$ they did not take out enough escrow at closing, we owe them 900.00 only to get part of it back with STAR in a year. It is crazy!
