We are going through the same thing with our refinance. We are closing next Thursday and need to lock in by Monday, but so far it doesn't look too good for us. We have a guaranteed rate that won't be exceeded but we were hoping for lower. Only a few more days to decide.

I know ... they didn't sign the contract until last week when two weeks ago, the rates were at 5.88% - totally the lawyer's fault on the seller's side. I'm being greedy, but the principal is soooooo high, we got to catch a break some where! The Dow was down yesterday, I'm curious to see what the rates will do because of it. We haven't locked yet because I think that the highest we'll get is anywhere from 6 - 6 1/8 - so I'm waiting to to see what happens! Fran, where did you buy? We are buying in Mineola!

We are buying in Wantagh. We looked in Mineola for a few months, we were trying to get something in the park section.
I bit the bullet and locked in yesterday at 5.75, I hope I am not kicking myself for that today. Last week we could have had 5.5. I have a 30 day float option that I can exercise but rates would have to really drop because it cost 1.5 points to exercise.
When is your closing? I cant wait

If you can get a 30-year flat, even with some points, it may be worth the money now. Rates are very rarely this low and in a few years they could be back up to 7+% again. Just a thought.

5.75% is excellent!! Is that a 30 year fixed w/ no points? I'm jealous!! I locked in 3 weeks ago at 6.25%!! Who's your lender??

Kathi - I had to buy down 1.5 points to get the 5.75. 30 yr fixed. My lender is RBC Mortgage. The 0 point rate was 6.25.
I just pulled out my current mortgage information. I have an adjustable that has done very well over the years. My original rate was 10.75 Looking at that we really cant complain about the current rates.

We are excited as well ... we haven't locked and now we're thinking that maybe we should have -- the economy is so volatile and now even more, with the threat of war - that will kill rates. I'll let you know when we do lock!
As far as the house, I think we'll probably close by mid/end November! I'm excited ... but can wait! We are going to stay by my parents while we still do work in the house - so we'll probably not move in until January/Febuary.
Mineola Park is nice ... we looked at a few houses there. We are on the north side of Jericho ... the first three blocks of Mineola, from Herricks Road!

We just locked in at 6.125 with no points--- can't believe we are going thru this process again( paperwork, copies of things, etc) but it will def be worth the savings each month---the closing costs is what gets me-- thankfully we didnt pay points on our first mortgage--friends paid 3 points and are refinancing--tons of wasted money-- but at least now they will save--- funny thing is when we did our first mortgage our guy never locked us in (long story) so we got 7.125 and now we are going down the point but if he didnt screw up we probably wouldnt be refinancing now--so i guess things do happen for a reason--although I am still bitter-- he had the nerve to call us about 4 months ago--of course i never called him back--- I couldnt even deal with him after that happened --and my DH hates to do this kind of stuff-- ok enough babbling Laura
