We're in the process of looking at houses and we're up in the air about staying in Bayside, Queens or moving to Nassau County (Rockville Centre.) We can get a big house with a lot of land in a good school district at a really good price. We would spend at least $100k more if we stayed in Bayside and we wouldnt even have that much property or house. We love Bayside but I almost feel like its silly not to take advantage in this market..... Any input?

Re: Bayside vs. Rockville Centre?
living in the city is very expensive,,,I live in queens and we rent...there is no way i can afford to buy a house here. I think there are alot of people in your shoes. As long as you can afford the monthly payments and not get into a financial rut then I say go for it!

Just be careful with the school districts in RVC - some houses that are listed on MLS as being in RVC are actually in Lakeview.

Re: Bayside vs. Rockville Centre?
do you work in the city? my only concern with bayside and whitestone has been commute to the city, i like those areas but i always think how there are no trains there. Well in bayside there is a LIRR but will depend on how far you live from there. I know theres also an express bus but i guess same thing. But you live there now so i guess its fine lol, but that would be my only concern. However, i do know that houses in bayside/whitestone area are VERY pricey, i remember looking on MLSLI.com, and most of the houses started at around $700k and that was for something average, nothing that great. I would say to look at what you can get in RVC and what you can get in bayside and see what is best for you.

I'd have to say the exact opposite. I live in Whitestone and it's actually much closer to the city than Rockville Center. The express bus is $5 and literally stops in front of my house. It takes about 40 minutes (including all the stops) to get to the city. In the summer, I took the train (LIRR) to work in the city and there is an express from Bayside that gets you there in 25 minutes. There's also am Auburndale station, which is whitestone. The houses are extremely pricey, but the convenience of living so close to the city is what you pay for. Your also paying for how nice the area is. Everything is here and so convenient.

Re: Bayside vs. Rockville Centre?
I think both are nice- in rockville centre you may pay less for the house- get more land- but taxes will be higher.
in queens, pay more for the house, less in taxes (but you also have to pay a small tax on your income for living in queens).
basically it comes out pretty even!
when we were deciding, we knew schools were important but we are at least 5-7 years from that being an issue, so we will be able to move before that- so we choose queens for now and got ourselves into a property- we will upgrade or move to the island later on

If you plan on children, choose for the schools, unless you want to pay for private school.
I live in a co-op in Bayside, I like it here, but I do not and will not have children so school is not an issue for me. Transportation is fine, I have my choice of express bus, LIRR, or local bus to Flushing for the #7 train. I choose the express bus because that's where I met my husband.
If we do move to a house, it will be in Nassau county because the property size is larger. I don't like that houses in Queens are so close together and backyards/driveways are so small. Taxes are higher, but that would be the price to pay for a bit more space.

They are both beautiful areas.
RVC is a beautiful area with some extremely expensive homes. RVC schools are good but you could also be in the Oceanside School District or in the Lakeview area. Oceanside has good schools.
As for the commute on the express LIRR you are about 25 minutes from Penn -- on the Local about 45. It really is not a bad commute.

Taxes in Nassau are terrible. RVC has very high taxes, so you're going to be paying about an extra $1k in taxes per month.

Homes in Bayside are more $$, but taxes are higher in RVC. People always say the schools are better in Long Island but Bayside is Dsitrict 26 and the schools are phenomenal. So I wouldn't let that deter you.

Re: Bayside vs. Rockville Centre?
I would think that when it comes down to monthly payment, there wouldnt be any difference at all. Bayside has very low taxes, where RVC has very high taxes. I think you could really choose either one even if the sales prices in bayside are a little higher. Good luck!

Re: Bayside vs. Rockville Centre?
I grew up in Rockville Centre and love it there, the community is great, very family oriented...but it is really expensive! I would love to get a house there but we will never be able to afford it.

Re: Bayside vs. Rockville Centre?
RVC is tricky! the school district can be RVC, Valley Stream, lynbrook there is also section 8 housing in RVC that you dont want to be near. RVC can also be very expensive to buy in nice area that is RVC school district. and taxes are very high. the parts of RVC that are prced lower will most likely NOT be RVC school district
