We put an offer in on a house in Sayville and it was accepted!!! As long as the engeneering report is OK we're on our way to being homeowners!
It's not our dream house - that's about $150,000 over our budget - but it's got lots of space and lots of potential so we're pretty happy with it.
It's a Farm Ranch - 5 bedrooms, big updated eat-in kitchen, FDR, FLR (or family room) 3 bedrooms and 1.5 baths down and the garage has been converted into a very nice den. Upstairs are 2 HUGE rooms, one with an attached full bath. The basement is half finished with a bar.
It needs some cosmetic work, like refinishing the floors, and finishing some trim work that they did not complete with some of the renovations, and it's a bit dark so I want to brighten it up some, but I figure we can greatly improve the value with mostly our labor.
Oh - it's got a fireplace too!!! And it's a half acre lot that is pretty natural right now, but it's got great potential to be very pretty with some yard work.
I'll try to get some pictures posted in a few weeks if the engineer's report is good.

I'm jealous!! But so excited for you!!
Our dream house is about 150K over our budget, too! LOL I saw 5 houses yesterday, 4 were too small and the 5th was GROSS!!!! UGH!!
So, I'm taking a week or two off from househunting to focus on my jobhunt!! I probably should get a job on LI before we find a house!
HEHE!
Best of luck, Karen keep us posted!!

Kathi....
We saw 2 others yesterday that were decent - in Port Jeff Station. They were in Friday's Newsday under the Realtor's New Listings section. They had only been on the market since early November. You may want to focus on that column and the by owners, to get the freshest listings.
Also, my realtor suggested Commack as having some nice houses in the style and price range we were considering so you might want to look there if the location will work for you.
Good Luck!

Congrats
have you picked a company for your inspection yet?
I have been meaning to post about a company we used--it is called HomePro--they train others who then open up there own office-- the system they use is phenomenal--great for those who are extremely detail oriented because the finished report tells you everything you need to know about fixing the problem areas
Good Luck Karen

Laura...
Do they have a web page or 800# to locate someone in my area? My boss recommended someone who has done all his family's homes and I have a call into him, but if I don't hear back by tonight, I may need to look elsewhere.

Congratulations Karen!!!
I am so happy to hear that you were able to find something close to what you wanted. Sayville is a very nice area and you will love having the downtown area to shop in. You will be very happy with the area. Best of luck!

Congrats/engineer
congrats!
If at all possible make sure you &/of hubby is there
when the engineer does his walk through.
many times he will mention things about the house that
do not make it into the report. like whether a
light switch needs to be changed, or the dryer
ducts need to be cleaned, etc.
Also make sure he does a termite inspection.
He should go into the attic- if there is one,
check out your sewer, your roof, your heating unit,
every appliance and outlet in the kitchen,
all outlets in all rooms, and the fireplace.
That's all I remember. Oh! you get a copy of the
whole report too.

Phyl - engineer
Thanks for the info. I was planning to be there, and I think hubby will be able to be there too. My boss gave me a recommendation of someone that has done all his family's homes through the years and he said this guy is very thorough. He has a big family too, so that's a lot of homes that they've had done and been satisfied with. I'm just hoping it goes well.

I hope it goes well..as well! But, this is the
time to find out all the 'faults' of the home...and
decide if you still want to go ahead with the
purchase.
Some of the repairs will need to be negoitatied into
your contract..so please discuss this w/
you attorney. Did you wind up using Jerry Mammolito?

Phyl - I think we're going to go with a recommendation we got for an attorney here in E. Islip. Hubby played phone tag with Jerry for awhile and ended up really liking this other attorney when he spoke to her. We figured since she's right here, it would be easier than dealing with someone in Nassau.
I just found out that someone I work with has the 'sister' house to the one we are buying. The original owners of ours had it built by the same builder, using the same plans, when they fell in love with my co-worker's home. She said it was an independant builder who did excellent work, so that's encouraging. The siding, roof, boiler are all new too, so we're hoping we get a pretty clean report, although I'm sure there will be some things for the attorney to hash out.
