Girls who bought short sales?

Original post by MrsHtobe

When you put an offer on the short sale - how low did you go below their asking price?

And also - did you have to leave an 'Earnest Money Deposit'? If so, how much?

The house we were looking at in Massapequa fell through and we are looking at a short sale tomorrow night - just wondering what it entailed.

Thanks!!

I am so glad that all this is posted!! I haven't begun this process at all, but DH and i are looking into Condo's.

We need a home buying class!!!! Ron, Kim, Liz!! Hop to it!! I think that should be the next site.. LIHousing!

SUCH a good idea!!! My DH had bought places before, so he knew what was going on, but I was (and really, still am) a little clueless on it! I think also cause our process was so different, I was really in the dark!!!

I find it to be a scary process! I am glad I am not the only one.

Definitely not It's a big deal!!

Many banks offer free workshops on this stuff. Check with your bank.

Re: Girls who bought short sales?

we put an offer on two short sales actually but the properties are in florida so its probably a little different....

we actually just made an offer tuesday and it could take the bank months to answer - last time we got tired of waiting and we figured we could find something better after the wedding was over - so we got out of that....

in florida the rules for short sales changed since the last time we put an offer on a house (which was june) - florida has one of the worst real estate markets in the country right now and most of the real estate that is for sale in the state is sold as a short sale....short sales are becoming popular everywhere these days though....

last time we made an offer, offers went to the bank in the order they were received - so once an offer was received the house was off the market until the bank sent their appraiser and got back to the buyer (which would be us) - but now its changed and banks are taking multiple offers and can chose the offer they would like to accept...

in any short sale, the house is sold as is, in florida you can re-negotiate with the bank if you find out something major is wrong - meaning you can lower your offer and see if the bank will accept it - inspections are not done until AFTER your initial offer is accepted - BUT if there is anything wrong during inspection you don't have to take the house.....no money is put down until the offer is accepted and you go to inspection....in florida you can make an offer on multiple short sales b/c its very easy to get out of contract if you dont want to go ahead with the purchase of the home - not sure how it is here.....

we are REALLY hoping that our offer goes through - we found an AMAZING house!!
