Did you have your own agent or did you just look at houses through the sellers agent?
We have been looking at houses through the sellers agents (contacting them and then seeing the houses)
We found a house we'd like to put an offer on. Should we have our own agent or can we just talk to the sellers?
TIA

It's not necessary to have your own agent. We had an agent that we worked with. It just means that the seller's agent doesn't have to split the commission.

you should be able to give your offer to the seller's agent. buying a home is very exciting! GL!

Re: Girls who own or are looking for a house
we had a buyer's agent. i don't think there's anything wrong with going through the seller's agent if you already found something that you like. when we both sold our condo and bought a house, each agent made it clear that the seller's agent has the seller's best interest at hand, and the buyer's agent has the buyer's best interest at hand.
the problem you may run into now if you were to sign with a buyer's agent, is if the selling agent already knows that you do not have an agent. since you have no contract with an agent, the selling agent does not have to share their commission with the buyer's agent. if you already had a written contract with a buyer's agent, the selling agent has to share the commission.
good luck with the offer!

Thank you. I did tell the sellers agent that we do not have an agent as of yet so I guess I cant get my own now anyway.
I dont particularly mind working with the sellers agent. I know that they work in the sellers favor but I dont see that as a problem since I know what we are capable of spending. I dont think we have anything to lose by giving a bid.

Re: Girls who own or are looking for a house
We have a buyers agent! We decided after making phone call after phone call to see houses, to get a buyers agent. Our agent is awesome and she works so hard for us. So far we have been out 3 hours every weekend looking at so many houses. We are seeing alot more and learning alot more too. Since she represents us and not the seller, she looks for every possible thing wrong to bring the price down. Her husband is a contractor and she knows alot just by looking. FM me for her info! Good luck
