Help with House

I would start with the listing info and the engineer's report. Make a list of all the items that were supposed to stay, like curtain rods, light fixtures, appliances, etc. Generally if it's affixed to the structure it stays unless excluded. Then make a list of any repairs that were supposed to be made as per the engineer's report and make sure those are done. If there is anything to be checked outside be sure to bring a good flashlight. You might also want to confirm that major appliances work, such as the stove, refrigerator, etc. I haven't seen anything on line but please share the site if you find one as I'll be going through this soon enough! Oh, what about your homebook that you mentioned you got from the engineer - does it have a checklist for the walkthough?

Help with House

When my parents sold there house, the people that bought it brought a nightlite with them and plugged it into every outlet to make sure that they worked, which I thought was a good idea. Good Luck & congrats

Also check the water in all the faucets - let it run -- and flush the toilets if you haven't done this before. Just another check to make sure the plumbing and water quality are good. Also your realtor should have a list of the major items that should be looked at -- especially if there were any items you needed them to fix. In fact we delayed our closing on our house because they either didn't fix or improperly fixed a few things.

Also, ask if they have contact info for any services you might want to keep - the people who sold us our house gave us a whole folder at the walk through with all the info on things like who did the siding, who did the fence, the sprinkler guy, the landscaper, etc. etc. They also left all the books on the appliances. All that stuff was a huge help.

Thanks everyone

Jeremy did mention the Home Book that he remembers reading a list in there(now finding it within all of our stuff is the next challenge!!)
your ideas/suggestions helped-- they made me think of some last minute things that the owners were finishing--
I'll let you all know how the walk thru/closing and move go--
I am so excited-- I havent been able to concentrate all day--

Good Luck!!!

I remember our closing like it was just the other day. Unfortunately, we were rushed through our walk through, and probably didn`t inspect everything they way we should have. Luckily it all worked out.

Along with getting all the appliance booklets and information on those who have been providing the service on the house, you might also want to find out about any warranties on work that has been done, such as roof, siding, etc. or on the appliances. Also, besides checking to make sure the appliances and plumbing all work to your satisfaction, and that all agreed upon repairs have been done, you might also want to check to make sure the locks on the doors work properly. Sure, you`ll change the locks, but you want to make sure that everything is aligned properly and everything is latching as it should.

One last thought, make sure they have shown you how things work, like if there are timed temperature controls for the heat and A/C. Have them show you the fuse box, and ask which fuse goes to what .. if they know. If you don`t already know, ask where the turn-off is for the water to the hoses outside, and find out where all your meters are, and which is for what.

Good Luck and enjoy!! And when all the papers have been signed, take a deep breath of relief!! :)
