House Help Please...More Questions...

First..BREATHE>>>
remember Rome was not built in a day... we are doing it one room at a time.. i can honestly say that the only room that is 85% compelete is my kitchen and I still have some issues there.
The owner of my house the wife left all the window treatments.. I iwsh they did n't because it made Mitch and I very lazy to go out and get new ones...
But just relax and it will all some in time. Do the major things first..Painting, floors carpet and then do furniture...one room at a time...
and BREATHEEEE

Think about how long you plan to live in that house. Is this the dream house -- the one you expect to live in for 10, 20 + years? You don't want to invest a lot of money if this is just a 'first house'.

We had so many things we wanted to do in our house -- but as the money adds up we realize we aren't going to live here forever -- and don't want to make a huge investment into the house.

Just a thought. But it's so tempting to make it all perfect.

Floors

Paint walls first but not the trim--then have hardwood floors done and then do trim--sometimes the machine will knick the trim-- so rather than have to go back and redo it--just wait till they are done--
that way you can paint and not worry to much about getting paint on the floors--
as for decorating-- we did the furniture first--now we are painting(dont ask) and then we will have the windows custom made once all the furniture is in-- although we do have those fabric blinds on all our windows(not sure what they are called) so at least we have privacy(that is when we remeber to put them down!!)
And yes there will always be something else you can do--do what is most important first and work from there-- i agree that is this is a starter house you might not want to invest too much-- but with that being said you still have to be happy with where you are living!!
good luck

Floors

We just had our floors done, and they came out BEAUTIFUL. It was cheaper than I thought. Is what we did, my husband took out a slate floor that went into the kitchen/dining room area. We had hardwood floors in our kitchen. We matched up the floor with the old and the new. The people that did our floors sanded and stained the old floor to the new floor. (Did that make sense?)Now it looks brand new and great.
The company's name is P&G. I will have to look for the #. We actually found them in the pennysaver.

Floors etc

DEF have the floors doen b4 you move in furniture( maybe its too late?)...as the dust will get EVERYWHERE. Then I would paint the walls including the trim...then move in the furniture.
If you both do not have furniture that you are bringing into the relationship...then see if any realtives or friends have sofa, futons, table and chairs that you can borrow/adopt...until you have $$ saved up to buy furniture.
Buying furniture together can be a trying experience..altho rob & I had NO probs at all w/it- we both love Mission style- found a great deal on REAL OAK furniture- and had our bdrm and dining rm set b4 we even had a house!

LEt me know about the furniture...as I work in advertising...and on the Levitz account. I can let you know when the sales are scheduled!

Floors...one more thing....

I would paint the walls first. The guys that did our floor, we had no problem with dust. Because the have bags that are attached to the sander, so no dust will get anywhere.
Then I would paint the trim/molding after. That is what we did. If you have to make any touch ups, you can touch them up after, if you are using a good paint.
Hope that helps.

We painted first, then did the floors (our floors came out beautiful and it was very reasonable--I can give you the name of him if you want), then the trim/base boards.
As far as furniture goes, I didn't really have any inspiration pieces so I worked from the focal point of the room outwards, and yes, window treatments last. Like others have said, if this is your first house, go easy and limit your spending, if this is your house for life, you might want to consider hiring an interior designer to give you some pointers--you still make all the decisions. Most importantly, have fun with it.

Floors & dust problems ..

We just recently had our floors refinished by Callahan Brothers. They did good work. I know there are places that were cheaper, because the previous homeowner had left quotes they had received, and one was almost 1/3 of what we paid, while the other two were right in our ballpark. But, something like these floors, I didn`t want to take a chance on going cheap.

Anyway, Callahan Brothers advertised that they`re 99% dust free. However, when I called and spoke to the owner (Michael) and questioned him about this 99% dust free method, he said that was if they didn`t have to sand down to bare wood, only lightly sand the top coat.

If there is a company out there that does sand to bare wood with no dust, I wish I had found them! The dust will get everywhere! The floors we had done are on the main floor, and we found dust in all the upstairs rooms, even though the doors were all closed! (We do have an open floor plan to the upstairs).

We used a great company, that left minimal dusting. I guess they cant guarantee that they are 'Dust Free'. I only cleaned up a little bit of dust.
We closed off the entrance from the kitchen to the den with plastic, and we didnt get any dust in the rest of the house.
I would ask questions before hand.

Sounds like you had a great company. Who was it you used? Plastic was hung in our house too, but since our floor plan is so open, it could really only be hung to close off the kitchen from the work area.

We used a company called P&G. My hubby found them in the pennysaver. They were great to work with , and started that weekedn that we met with him. I have to find the #. I think hubby threw it out, along with everything else.:)
We really got a lot of compliments on the floor.

Don`t worry about the phone number. Our floors were just completely stripped and done in early December. I was just curious for the next time we might need maintenance work done on the floors.
