Re: House Inspection

When we were buying, we were told to feel free to follow the inspector around (only DH did, lol) and ask as many questions as you want, and let him explain to you what he is looking at. (or at least part of the way, he doesnt have to hold a class on what hes doing, lol, but just explain if he sees anything out of the ordinary, or anything you 'should' get fixed, thats not necessarily 'bad'.
and feel free to ask questions.

Also, since the homeowners were home at the time, they were kinda 'hurt' that he this guy was prying through there house finding things out (nothing bad, thank goodness). So I felt bad about that, but DH stayed with the inspector the whole time. Also, tell DH to have a little notepad to jot things down as the insp tells him.

Thats about it, hope that helps and GOOD LUCK !!!

Re: House Inspection

Actually when we bought our house and did the inspection, both my FH (at the time) and the owner of the house were present. It worked out well as she was the original owner of the hosue and could tell the inspector certain things about the age of the house, appliabces, major renovations. The inspection took almost 3 hours, but it was very thorough. We had it done after we placed a bid, but before contract. What was good about that is we negotiated our bid based on the inspection. We ended up getting close to 10K off the price. There wasn't any major problems, however, the age of the water heater, gas heater, cesspools, etc., were nearing the end of the usefeul life, so we used the estimate of their replacement to drop the cost. Having the owner there is recommended in my opinion.

Good Luck!

My only advice is that you hire a licensed Professional Engineer not a 'Home Inspector.' The P.E. must have an engineering degree and pass two State administered tests to demonstrate competence. The Home Inspector may not have the formal education required to analyze potential problems. It's worth the extra money. Good luck.

Re: House Inspection

As a licensed Professional Engineer myself, I agree with the above post. However, I am not certified to do house inspections, but have been looking into taking the exams to qualify.

Isla Engineering, do you know if there are currently places on LI where I could take such courses??

Obtaining your P.E. license gives you all the formal training required. What you need now is 'on the job' experience. Check out my website then contact me if you're interested in more info.www.IslaEngineering.com/inspectortraining.htm
