House Question

Dh and I are looking to buy a 2-Family House - so that we have a little help paying for the mortgage by renting the top floor.

My question is:

When you try to get a mortgage do they include the rent from the house you are trying to buy as income? Or does it not count since you did not buy the house yet?

I'm 99% sure it wouldn't be counted b/c you don't have it yet and it's not guaranteed.
