Things are moving along! The engineer was very thourough and gave us a good report. He didn't find anything major that would cause us to renegotiate the price or require fixing before closing and he said we could expect 5 - 10 years before we needed to put any major expenditure into replacing anything big. Yippee! Next, on to the lawyers to finalize the contract.

I wish we could move that fast. Unfortunately, it doesn't look like they would be ready to move out that quickly.
The house was only on the market for less than a week when our offer was accepted. We're ready to go ASAP but they need to find a place. They'd like to buy, but could go into an apartment if necessary they said.
We had indicated to the real estate agent that we would like a January closing if possible but she said we needed to put a 90 day window on the offer and now they have actually asked if pushing it to March (4 months!) would be a problem, so they'd have more time to look for a place to buy. I said absolutely not - it had to be no later than mid February. That being the case, maybe they'll decide to move into an apartment right after the holidays and take their time looking. Fortunately, they are downsizing, so they should have an easier time finding something in the budget.

After :-(
We had wanted to be in for the holidays as well--which we will be (we close this Friday) but Christmas will not be what we 'want' it to be-- with all the moving expenses, buying furniture, etc we def do not have the money to do a real christmas-- we keep joking that we will put up a potted plant--we'll see how it goes-- i just cant wait till this whole process is over--
good luck to the rest of you--and remember patience patience patience--

Karen! Congrats!
So happy to hear that things are going well, and that you'll be homeowner soon! What a great thing to celebrate over the holidays!
Don't be too sad about not moving until Feb. It will be nice to spend one last Christmas in your 'old' place before you start packing. Good luck with the contract process!
Congratulations again!!!

Sorry to hear you`re not going to make it into the house in time for the holidays. We just missed Christmas by three days when we moved into our home two years ago. The owners first wanted to be out before Christmas, then changed their minds. :(
But, believe me, you are going to be so happy when the whole process is done, and that house is yours! I hope the owners don`t hold you up too long, and you can get in as soon as the process will allow. Good Luck!
