Do any of you have suggestions on how to locate new construction in Long Island? After the junk we saw this weekend, we are thinking of exploring this route. I know that new houses are expensive, but all the houses we saw this weekend need new windows, a new kitchen and new bathrooms (they were all that bad!!!!)

Re: New Construction
The real estate section in Sunday's Newsday are always advertising new communities...I'd start there.
Or, just take a drive around the areas you'd like to live, and I'm sure you'll find something (there's new construction going up everywhere I look).
Is there a particular city your looking for>

Re: New Construction
We liked the Massapequa area. We are open to other areas, since we know little about Nassau (I'm from Brooklyn and DH is from Suffolk).

I'm no help there either...I'm a Suffolk girl! FI grew up in Woodbury...but he never looks at real estate.
If I hear anything I'll let you know.

Re: New Construction
Susan has a new construction. I am sure she has tons of tips for you. One that she told us is to expect to pay 10% above the house cost for upgrades since many of what is included you will not want. For instance, the front door that they include in the cost might be very plain and not to your taste or the kitchen counter you want is granite and not the standard colors.

to be honest I can't say that there's much in Nassau at all - the little construction there is I'm sure costs top dollar. Most of the county was built up decades ago and there's no land left, except for small lots here and there that are very expensive. My guess is that farther out East is more reasonable, although still high in demand as well. When I read about new developments there's sometimes even waiting lists to join!

Newsday has a special Real Estate section every Friday. I always see new construction listed in there.

Re: Kathy
It seems like you have to go further and further East to find a brand new community and a house that's 'reasonable' if you can even use that word. The houses that are going up in Nassau and even in Western Suffolk, when we looked were STARTING at around $750K and that was almost 2 years ago. Upgrades will usually add on anywhere from $20-$50K on top of that and those are costs that have to be paid up front.
Our builder was supposed to start a new development in Lake Grove but he's having a hell of a time getting the proper permits. I'll try and find you some of the websites we looked at when we were looking...

Re: New Construction
If you are looking for a new house in a new development, the newspaper is the best bet. Most of these developments do seem to be further out east in Suffolk county. If you are looking for 'spot-building' (building a new house on a vacant lot in an already existing neighborhood), multiple listing service (www.mlsli.com) is a good way to go. You also might want to check out homes that are under 5yrs old - Usually comparable in price to brand new homes and everything is usually already done (i.e. landscaping, window treatments, appliances, etc.) - Good luck!
