New homeowners- closing ?

New homeowners- closing ?

I've noticed a lot of girls on the board have closed recently on their homes. My hubby and I are in contract on a home- and we're very anxious to get in. The house is vacant and we just want to get in and paint and have new carpets put in. I have to give my landlord notice- but we don't have an official closing date set up yet. My question- how soon after getting the official closing date did you actually close? We're waiting for the mortgage company to get a commitment letter- which they promised by July 1st and we were hoping to close early July so we could move out of the apartment by August 1st. I'm getting nervous and will be calling the mortgage company tomorrow. But are our expectations realistic to close in the next 2 weeks?

As long as there are no problems with title and your lender is up to speed you should be in by August 1.

Congrats!

First - Congrats!!

Second - when my hubby had a closing date set, he gave his landlord notice to move out. Then something forced the closing to be pushed back another month, so my hubby was out of a place to stay for a month. My landlord was good and let him stay with me and then we both moved into the house after that. But htat one month was tough because there was no where to store all his stuff.

Congrats on the home!

I recommend calling your lawyer and bank/lendor as much as possible and get their feel on this. We really pushed our bank (but DH works for company but it is a huge company) and closed 3 days earlier than the estimated close date. Both sides were pushing for this and it worked. From what I hear this is not common. I told my building's owner when the date seemed most realistic based on bank and lawyer's estimates. This is also a busy time so it really depends on title and lendor's schedules. Sorry I can't be much more help!

The day we were schedule to close, we closed and began to move into our new home.
Do not give notice until you get the actual mortgage commitement letter and your lawyer gives you an official closing date.
Also, if you need to paint and do some repairs staying in your current place for an extra 2 weeks or so is probably a good thing.

We gave notice to our landlord as soon as we got the commitment. Because I refused to say anything until I had that piece of paper in my hand, we had to pay for the apartment for an additional 2 ½ weeks after we closed. That was ok though, because we had to paint, install new carpets, etc. so we needed that overlap anyway.

I remember stressing about this but don't worry it will all work out. Your timeline sounds fine.
