Queens girl looking for Home on LI- need help

Hi!

Hubby and I are starting a slightly premature home browsing. We think we will be ready in the next year. What towns have great schools and are 'good' neighboorhoods?

Any areas to completley disqualify?

Naive browsing: I am looking at Massapequa, Farmingdale, Levittown

Just a nice place to get a starter home without going 'house broke' and an area with good resale value.

TIA!!!!

I am also a Queens girl that was transplanted to LI

From what I hear, the Syosset and Jericho school districts are among LI's best.

Hmmm. I say Nassau cause I do not want to go toooooo far from family and friends.

Also, Vin works in the city and doesnt want a crazy commute. I work in the city a few days a week but I am not concerned for me since I could easily transition onto the island and not worry about my commute.

I know the island well but only from a shopping standpoint, not from a living perspective.

from those you listed each neighborhood definitely has its good & bad parts (as far as school districts go), I'm a Queens girl too, but my sis looked at all of those neighborhoods and they wound up buying in Levittown- right near the Abby Lane elementary school (on Gardiners Ave). I think the Island Trees district is considered the best in Levittown. happy house hunting!

Thanks girls!!

Thats the thing I always hear that the town have the good and bad parts. Trouble is I dont know which they are. We are going to start browsing at open houses and I know once we are in the neighboorhood what the vibe is. I tried looking at school reports but its just not the same as peoples first hand experiences.

Is Coram generally nice? I see alot of homes with potential at unbelievable prices!!!!

Coram is in Eastern Suffolk & it will be a long commute for your DH. It is exit 64 or something like that on the LIE.

Before we bought our house we were looking in Massapequa, Massapequa Park, Seaford and Wantagh. I didn't want to be too far since I work in the city and wanted to stay close to the train station. We bought in Massapequa unfortunately the school district is Farmingdale which isn't the greatest but it wasn't our concern now since we aren't going to have kids right away. I do know that Massapequa and Massapqua Park have great schools.

I would say that Coram is up and coming. Lots of young familes b/c the prices are good. That's pretty far out though if you are concerned about commute times.

DH and I both grew up and bought a home in East Meadow and we love it! It's a good school district. I also teach in Bellmore-Merrick, which is a good district as well. Good Luck!

Best School district on the island would have to be Commack- Blue Ribbon Schools!!

Other great districts are :

Sayville
East Hampton
Bayport/Bluepoint

I like the Rockville Centre school district but it's pricey. Some people buy in S. Hempstead but with zoning for RVC schools to save some $$.
You need to be really careful where the property is located and double check on the school district. 37 minutes from Penn STation.

Based on your criteria though- I think New Hyde Park is a pretty reasonably priced area, with a pretty good school district that is one stop past Jamaica on the LIRR (Huntington line). 35 MInutes from Penn.

Or- if your DH is willing to commute about an hour there's Huntington proper or Babylon on the south shore. Those are both great towns with good districts. Express trains leave from Penn to both of those communities during rush hour and it takes just about an hour.

Can you tell I am obsessed with commuting an real estate ?

Thanks!!!! to everyone- I am glad that we will have quite a few options. I guess we will stat browsing the open houses in these areas to get a feel. I just know that murphy's law will kick in and I will fall in love with one- and the time when we could really make a move there will be nada...

I love taking a look at real estate etc.. but I have been mainly following the trends in Bayside, Whitestone and little neck/douglaston..!

The commute thing is a biggy with Vin, If we could keep it at or below an hour that would be totally fab!!

Thanks again, I'll post when we go out window shopping

hi there . just wanted to put a word in about levittown . . . there are 2 school districts there - - levittown AND Island Trees. My cousins kids go to IT and they say that is a good district. I do not know about Levittown district schools but back when I was looking for a house (in Wantagh) some of that town was in Levittown school district and the taxes there were higher than Wantagh school district. Confused yet?

BTW Wantagh schools have a good rep and it is close to lots of shopping and LIRR trip is about 55 mins to Penn Sta.

HTH
