repost from BHB - Hidden costs of buyig a house?

FH and I want to start shopping for condos/co-ops/small houses next winter. We want to stay in Nassau. I know we need 10-20% for the down payment... but what else should I plan for? How much do closing costs and realtor fees run? Help, I'm clueless!

you don't pay the realtor - the seller does.

as for other costs.....think about 5% of the cost your paying for the house will be the amt of your closing costs. Mine will be around $11K.

inspection,closing costs, you are supposed to tip the title closer at the closing (why i don't know), any immediate renovations to make it perfect to move in - cleaning supplies, paint etc.

CLOSING COSTS!!! Taxes, lawyer fees, inspection, appraisal, appliances (if needed) utilities, furniture, moving company, and on. We just moved into our house on Wednesday and I could go on and on about all the hidden fees. FM me if you have specific questions.....
