Kathi, when we were looking we also looked in Seaford. Great town, great schools, great houses. The only drawback is that the taxes are higher than Massapequa or Wantagh, mainly because Seaford is so small that there is no large business tax base to help offset those of the residents. That's the only drawback we could see. It's a really nice town.

I just bought a house in Plainview in September and really love the area. The school district is apparently very good, the neighborhoods are nice, and I believe the crime rate is fairly low (except for the recent uproar at the Vanderbilt!). I highly recommend the area.

Plainview? for Misha How is the commute

Thanks Misha we are thinking about looking in Plainview. By any chance do you know how the commute to NYC is? What train station is used and is there parking available.

You can either go to Hicksville or Syosset. My In-laws live there. It is really nice place

I live in Plainedge, which is the border or bethpage, Farmingdale and n. massapequa and I have been commuting for the past four years. The Train for bethpage is great and also you can use seaford RR (my father takes seaford b/c the trains run more frequently.. plus there are less people who attempt suicide on the babylon line since it is high compared to the Ronkoncoma.
The train is about 40 minutes, parking kinda stinks if it is after 7:30
For bethpage there is a 7.01 gets you in around 7:50 and there are seats. And also there is a 7:58 which starts in bethpage and get's in around 8:38 and it is empty b/c it starts at bethpage!!

Thanks for the information. I want to stay at 45 min Max on the LIRR, be able to get a seat and have a shot at parking conviently. Is that too much for a girl to ask for?

I am very spoiled right now I walk to the station, 25 min on the LIRR, first stop in the am so seats are no problem. Now if we could only hit Lotto tomorrow we could afford a house in Little Neck or Douglaston.

Thanks, ladies!!

Yes, we have considered Plainview. Just can't seem to find anything under $325K there!

Plainview commute

Sorry for my delay in responding. Sounds like you got the answer though! I fortunately, do not commute to the city--I work in N.H.P. but the journey to the city when we do go via train is about 40 minutes. Our house is pretty much in between both Syosset and Hicksville stations so either works.

If $325,000 is your limit, keep in mind that many sellers are asking a bit more but may come down to a more affordable (and realistic!) amount. Especially those that are motivated to sell. Also, look at the various places on the web (I think NYTimes has one) where you check what houses on a particular street or in a neighborhood sold for. This may give you more ammunition in getting the seller to reduce his price. I am in real estate (commercial though) and know that the sellers often start at a price way over where they want to end up!
