I just got married in August and hubby and I are looking (peaking) at homes on the island, we currently live in queens. I have been on the websites and called about a house I liked and the realtor said to me that the most desirable neighborhood right now is Wantagh. I said this to a few people and I've gotten mixed reviews. Can anyone tell me more about the area? Thanks!

Wantagh- How`s the location?
I don't know anything about Wantagh, but I would guess that the realtor may be suggesting the most desireable area within the territory she generally covers.
We have been working with a realtor in E. Islip, and another on the north shore in Setauket. Both tend to cover several towns primarily within a 20 - 30 minute drive from their office.
You may want to talk to other realtors in other areas too. Narrowing down the areas we wanted to look was the hardest part!

Wantagh is very nice. We looked over there when we were house hunting. Good schools.

Wantagh- How`s the location?-Pre Approval?
I was told the school district was the best, Thanks Karen..good advice I'll do that...Oh...is this 'pre-approval' common before the realtor really start to look for you. It is kind of hard because Hubby is self-employed.

We were told that a pre-qualification was fine. The difference is that with a qualification they basically say that based on the information you've provided verbally, they would give you a mortgage of XXX amount. With an approval, they have done all the credit checks, etc. and you basically have a confirmed mortgage just waiting for the property to be selected.
If a seller is deciding between 2 offers that are almost equal, having the financing in place gives you the edge.
In a really tight market where you have several people up-bidding on a property, having the pre-approval gives you an advantage, but right now it should be sufficient to just have the qualification.

Just because I went through this..you need to be pre approved...Pre qualified means nothing when you want to put a bid on a house...We had a Pre Qualified letter ..but they really do not run a credit check so they are only based on what you tell them. Pre Approval means that you have the money to go forward.

You are right that pre-qualification does not guarantee anything, but pre-approval is not required to make a bid on a house. We had a pre-qualification letter from a mortgage broker and made a bid (there were actually 2 on the house) and ours was accepted without any pre-approval.
