We really have not been looking for all that long. Our horrible witch of a landlady decided to raise our rent an outrageous amount there fore prmpting us to become more serious about our search. We bid on a 4 bedroom cape with two decks a really open kitchen, huge backyard with pool and a pool deack, tree house, etc. The present homeowners outgrew it with 4 children but are stayingin the immediate area. There are nice amount of children on the block and it is not on any main road. It needs a little work but not that bad, they accepted our bid at list price.

However, we are having the engineer do all the inspections on Sunday, hopefully it will come out okay and no one will outbid us

Great news! We'll almost be neighbors - we're in Western Suffolk too, in Sayville. Once they've accepted your bid, I don't think they can accept an overbid, although I guess they could make the terms of the contract unattractive enough to make you walk away. Good luck with the engineer!

No House :-(

It seems the seller misrepresented ALOT of things, and after reviewing the engineer's report and doing a more THOROUGH walk thru we decided the house was just not right for us.

So back to the search we go

Awwwwwww...

So sorry, Michelle! Is there any way of renogotiating the price due to the work that needs to be done? If you don`t love the house, then don`t bother! What a shame that you paid for an engineer, though. Ugh. The right house is definitely out there!!

BTW, had the seller completed a Property Disclosure Statement? (required in NYS as of 3/1). Just curious if she had made misrepresentations in writing!

Good luck with your search!

:)

Kathi,

Not sure of that. For isnstance they said the stove worked, however when the engineer went to turn it on the homeowner sid to wait. They actually have to light the stove with a lighter that you might use to light a bbq grill. The septic tank backed up after only 20 minutes, the electric work was shoddy and needed to be updated, there were no gutters, the crawlspace had water in it, he installed a do it yourself dry well for the washer, and the list goes on. I think what pi$$ed me off was the attitude of the husband. He was getting annoyed that the engineer was poking and prodding and moving things and when we were outside his boys were using the back of the garage as a target (can you say holes?) g-d only knows what other damages would occur between now and closing. So we decided to cut out lossses while we still could..I wasn;t DYING to have the house anyway

There will be a BETTER house... try to be patient : ) *NM*
