We are in the process of looking for our new home. We want to live on the South Shore between Lindenhurst and Islip. So Lindenhurst, The Babylons, West Islip or Islip. We would like at least a 3 bedroom cape, 1 1/2 baths, etc. Our price has to be between $250 - $300K. Can anyone tell me where we could get the best value for our money as well as great schools. Thanks so much!

Re: Where to look for a house
Im not too sure about those towns but have you tried looking at realtor.com?? thats a pretty good website, and you can do a search on the net if you find a town, and you can find out how much people in that area make for a living, and what the school district is like..i hope that helps... and good luck with the search!!!

Re: Where to look for a house
I think the further east you go, the better the value. South of Montauk Hwy tends to cost a lot more. We were searching Western Suffolk, from Port Jeff to Sayville and west to W. Islip and were trying to stay in the same price range as you. It was tough, although we were hoping for a 3 + office or 4 bedroom. Be prepared to see a lot of fixer-uppers and garages or basements converted to illegal rental units. Hi Ranchs and Split Levels seemed to be in most in abundance in that price range. Look in Friday's Newsday at the new listings box in the beginning of the ad listings. We had some pretty good luck there - those houses were in the best shape. You may want to just drive around the towns you like, looking for 'by owner' signs too. I can recommend Mary Ellen Raymond at the Prudential office in W. Islip 631-581-8855. She found us our house - it was listed with her office on a Wed. and we saw it and bid on Sunday. That's how fast the good ones go. Tell her Karen & Larry in Sayville recommended her to you and we say Hi.
Hi. I know I'm not supposed to post over here, but I was just looking on this board and can give you a contact. My father is a real estate agent working out of Century 21 Selmar Realty in East Islip. His specialty is the areas you are looking into. You can give him a call at (631) 277-0900 ext. 107, his name is John.

Re: Where to look for a house
I don't know if I should even reply here however, I would like to help. There are several websites that can help you look for homes such as byowner.com (which is linked with For Sale By Owner and advertises under real estate with LiWeddings) YHD.com (your homes direct) realtor.com just to name a few. Some of these sites show you school districts, taxes and mortgage payments. Mortgage payments are based on rate and rate is based on individuals so be careful. You will save money going through these site as opposed to a realtor however, a realtor will provide you with more personal attention. Currently, it is a 'seller's market' which means that house prices are high due to low mortgage interest rates. Everyone wants to buy which puts sellers at an advantage. You may want to obtain a pre approval (not a prequalification- there is a difference) to give you leverage. If I can help in any way, please call. 516-997-1234 X 235. Good Luck, Liz
