Re: another real estate question...what would u do
depends on what tight means.....
if it still allows you to save, and have alife meaning a dinner or movie every so often then the bigger house.
remeber there is still the tax credit and if you plan it well, you can always be a year ahead of your taxes....

i would go with the bigger place... if you can manage it then go for it... its not really easy to sell... espeically a small place... if you can see yourself in the bigger place for an extended period of time id say go for it

FH and I are currently in this situation as well. We decided actually to go smaller to make it easier on us financially - and found a house that we could expand on eventually in a great neighborhood.
Good luck!

when we were house hunting we looked for the biggest house in the best neighborhood that we could afford.
we ended up with a 3 bedroom 2 1/2 bath high ranch on 1/3 acre that needs minimal work in smithtown. big enough for 2 kids or so and when and if we decide to have more then we will have to sell.
good luck!

Bigger is better and if you love it, then that's the way to go.
Too many times people go with your first option and end up STAYING there because it's comfortable. Just ask my parents!

I vote for the smaller, financially easier place. Reasons?
1- you guys are young right so there is lots of time to save $$ for a good downpayment on a bigger house
2- what if you or FH loses a job? what is some medical emergency comes up that requires serious $$$ ??? If so, then finances for the bigger place will become burdensome.
You just don't know what the future will hold so its best to hope for the best but prepare for the worst. Should your finances be better in 2-4 years, then at that time you can take the plunge for a bigger place. Better to be safe than sorry, JMO..
Good luck!

id go with a smaller place... id rather still be able to do what we want to do (vacations, eating out etc) and save more to upgrade faster and more comfortably

Remember that your salary always goes up and your mortgage payment will say the same for 30 years... so each year it will get easier.... its hard for everyone the first year or 2... moving, closing, etc could end up costing you more money later on and houses are still low... i would try to get the most for your money now and fight through it, i think it will pay off more in the long run!

best advice PLUS , don;t start off your marriage with a big financial burden..unwanted stress...
also, small places sell too...as long as it's nice...etc...

Re: another real estate question...what would u do
i really want to buy a smaller house....but that may be relative...i'm not sure what you mean by big and small. fh is all about a big house and i'm thinking that will be so hard to (1) heat (2) furnish and (3) keep clean and maintained. so for me, even if the price isn't that different (and the price isn't so much the issue), i'm angling for smaller.
