I used to live there, and LOVED it. The area is very quiet and secluded, it's an incorporated village so it has it's own police dept. The only thing I didnt like was that I got like 4 speeding tickets because the speed limit is like 30 and strictly enforced by the cops lurking in every nook and cranny.

The taxes are really high and the homes very, very expensive, but if you can swing it, I;d highly recommend it.

We looked there and Head of The Harbor as well, but if you have to commute to the city or the airports (JFK & LGA) then it's not reasonable.

It's beautiful, but there is a specific area past the beach that gets flooded A LOT!!!! (My friend's were seriously considering a waterview home there, until they saw that the flooding was outrageous!)

I think as long as you stay away from that beach area it's great...also there are a lot of mosquitos (my DH lived on the Nissequogue river at one point) and he said it was really bad.

I'm from St. James (which is what your addres will say if you live there) and a lot of my friends lived there, including one of my best friends.
It is a beautiful beautiful area, but when it snows, it's the last to get plowed and there is quite a bit of flooding. My friend would be out of school for days when it snowed, but she lived right by the beach. And the houses are $$$$$$$!!!!!!
