Wierd to do...the main floor is rented out to 3 guys..and boy are they messy!!
and the downstairs apt is also rented..to 2 college guys who play basketball.

Re: any tips on placing a bid..
I would love to help but I am new at this so we bid and are waiting for an answer. We bid under what they were asking though. Good luck!

Re: any tips on placing a bid..
Keep in mind you can walk away up until contract. So at this point, just take your bid and sit with it. If you are still cool with the house after engineers report you move forward. If you find a few things, you can negotiate price down. May want to talk to lawyer specifically about fact there are renters in there now and how to deal with that and eviction when you take ownership.
we made a verbal agreement where she said she had $$ in escrow to change the well water over to public then she tells the lawyer that because she came down she wont change the water over to public... (we made the mistake of telling her how much we liked her home)
I also want to add that FOXTONS conveniently made a type O that claimed her to have 200 amp, AFTER the engineer checked it out it turned out she has 150 and will not hook up the upgrade& some parts were missing, I think Foxtons should have the $$ come out of their cut for the electric upgrade, I also noticed that on their website they had a lot of TYPE Os that were made to the 'sellers' benifit like central ac when there was 3 airconditioning units in the window, taxes, and other descriptive items that may bring in buyers under FALSE PRETENCES..
