and then lose it, we got a house that just went on the market and they accepted our offer and a few hours later, they call back to say there was a hiugher bid and don't even tell us what it is so we can counter offer. this totally *****!!!

Re: anyone get told they had the house
That didn't happen to us, but unfotunately it is the seller's prerogative to decide whether they want to open up the floor again for counteroffers. Their loss...I hope they get screwed! (Not very nice, I know). We were worried about that, because even after they accepted our offer, they went ahead and had an open house that had been scheduled for a couple of days later.
Sorry. I bet there's a better house out there for you somewhere! Hang in there!

Re: anyone get told they had the house
yup
keep in mind real estate agents also have been known to play potential buyers off each other, we had one lady do this to us and our agents had previously labeled her 'the shark'
deals fall through all the time (sometimes to your benefit, sometimes not) - don't worry there are plenty more out there!

Re: anyone get told they had the house
that stinks when that happens... that is why i was so nervous to tell people that we had an accepted offer until we were officially in contract because anything can happen... before we found our house we were shown a house that already had an accepted offer on it and they told us if we made the right offer they would get rid of the already accepted offer... the people even already had the house inspected!! It is just the nature of the business... nothing is 100% final until you close!! I dont think i could ever work in real estate!!!

Re: anyone get told they had the house
yup..this happened to us..but i'm thankful it did now, because we found a much nicer house that doesnt need any work :) We looked at this house, was told that there was already a first accepted, but they were still showing it. When we went to make an offer, they told us what the other people bid, so we went a little higher. So..we had the house inspected, the house needed TONS of work, so we offered a little less. They finally agreed to sell it to us for $2k less (big deal). So the realtor congratulated us and we were all excited, the contracts were going to be drawn up, blah blah blah. About 2 hours later, I get a call from the realtor saying that the original 'first accepted' people found out what we bid (by their a-hole realtor) and then they overbid us!!!! So we just said -the heck with it, let them have it..the house would've needed at least $60k worth of work, and we didn't feel like playing the bidding game. But still, its very exciting to hear that its yours, and so upsetting to hear-Oh wait, its not yours anymore!

Re: anyone get told they had the house
happened to me on a condo. to me thats total back trading and unethical, however, unless the binder is signed, you really dont have a deal.
sorry to hear it but dont get discouraged- there is ALWAYS something better!!

Re: anyone get told they had the house
that happened to us . We put in a bid on a co-op and then couldn't get in touch with them or their RE agent for a week. We eventually found out they accepted a higher offer. BUT...something must have fallen through - because their co-op was still on the market a year later If they get a higher offer, it only seems fair to give you a chance to match the offer as well, if they accepted you first

I dunno... but man I would be pissed off if they did this... if I actually spent money after being told the offer was 'accepted'.... like on an inspection.

Re: anyone get told they had the house
Well I guess I will be a prime example now of what may happen.
I got (what I feel) is a good interest rate from Chase - 5.75% fixed zero points with the ability to lock the rate for 90 days.
I made an offer on a house... they countered... and wouldn't budge anymore. I was debating on taking their counter... originally felt it was too high.
But after thinking about it... we were only 5k apart so I just decided to take the house since I can lock in the low interest rate now. They want to see an engineer scheduled to come in there.
Since this is a new listing... they are having an open house on it this weekend. Supposedly they will just take '2nds'. They better cause if I am paying for an engineer... i expect to get the house (even if other offers come in at the open house).
But the RE lady assured me that this would be the case. We shall see.

one piece of advice....dont get an engineer...i say go into contract...and have it in there that upon inspection... (if things dont go well) u can pull out of the contract...if DH and I lose this house thats what we'll do from now on....where did u find the house?

Re: anyone get told they had the house
House is in eastern Long Island.
The seller wants the engineer in there quickly to show them that I am really interested in the house.
I appreciate your advice.... but unfortunately in my scenario... they want to move quick and they want the engineer in there ASAP (before contracts are signed).
I don't have an issue with this... worst case is they back out and i lose a couple of buks. But I would rather have an engineer's report in my hands before I execute a contract and hand money over.
I did get a binder/sales contract from the RE agent and I signed it and sent it back... so that should be good enough.
Lets see what happens.
