We had a roofer/construction company come and do a roof estimate and we asked them about a dormer. They said approx 130,000

We are looking into getting a 'shell' which is cheaper - $85,000-$90,000. That way the outside looks dormered and all the rooms are framed. Plumbing and electrical are in place, but you have to do the rest yourself. The good thing is you can do it a room at a time, at your own pace.

Right now we are trying to find some good companies to come and talk to us about it.

What type of house are your dormering, and how big do you want the dormer? I have gotten a wide variety of quotes for my firends dormer (I helped her make initial phone calls for the services). It also depends on if you will get your own architect for the drawing, got your own permits...etc.

Excuse my ignorance. What does dormered mean?

Dormered is extending a house to be bigger usually going upward.

I have a wide lined cape and we are looking to do it. TOld the approx cost would be $125,000. Architecht is about $3,000.

PS - OUrs is higher because our whole first floor would have to be reconfigured (we have two bedrooms on the first floor that we would move up). It might be less if you are just adding a room onto a house or not doing anything to your first floor.

We have a small 1 floor, 2 bedroom ranch. We are currently in the middle of building a complete second floor, with 3 bedrooms and 1 bath, plus we gutted most of the first floor (except kitchen) and will have it reinsulated and sheetrocked and the 1st floor bath redone. The total cost is about $120,000
