Anyone here a broker or real estate agent?

My husband and I have been looking for an apartment and a few days ago we saw an apartment with X realtor. At the time we didn't like the apartment. Today another realtor, Y realtor, showed us the same apartment and we decided that we really like the apartment. If we decide to take the apartment are we going to have to pay both brokers a commission for the same apartment or is the first one entitled to fee? I really need advice! My husband and i really want the place but not if it means risking having to pay 2 broker's fees.

Broker A may be entitled to some of the commission (broker B may need to split) Is Broker A the listing agent for the apartment?

The commission (unless a buyer's agent) usually comes out of the selling side) anyway.

It can get complicated. I would need to know more.

Did you tell broker B that another broker already showed you this apartment?

Technically if Broker A finds out he is entitiled to the comission because he is the one who showed it to you first especially if you guys signed a notice of showing or something to that effect.

I am a real estate agent part time so if you need help just let me know.

The apartments I viewed were rentals. The renter is the one who pays the commision and it seems like both real estate offices had the listing. I had to sign a fee agreement at each realtor I went to. They all say basically the same thing. You have to pay them if you end up renting an apartment they show you. When I went to see the apartment with the second realtor, before going in I told him I had already seen the apartment but since the super had been waiting for us for forty minutes he told us to go in and pretend like we never saw the apartment before. Thats what we did. Now we want to rent the apartment and we're afraid that if we go back to the first realtor the second will find out through the super that we rented the apartment and will try to sue us for the commission. Can he do that?

If he wants to be an @$$ he can try and get his commission since he showed it to you already
