Just curious...we want to buy something soon after our wedding. We cant believe the prices of homes these days! We live in Ronkonkoma now, and are trying to stay in a 15 - 20 minute radius of where we are now. Has anybody been out looking and if so, where are you looking to buy?

Re: MELISSA...NC - J&A...
Hi... I live near Raleigh. About 10-15 minutes away. All of North Raleigh, Cary and the town where I live is Morrisville, is mainly northerners. Just about everyone I meet is from NY. Cary is especially filled with New Yorkers. It really is beautiful here. We live about 15 minutes from the Raleigh-Durham International airport. It's so much like LI, but there is no garbage on the ground, no graffiti, everybody is so nice, and yes it's much cheaper. I think the teachers around here start at $25,000-$35,000 and go up depending on experience, and school district. I know a lot of schools offer relocation specials, and I know there are so many teacher positions available. My parents, my FI parents, other family, and friends of ours are moving down here this summer. They can't wait. We always show everyone up there pictures of our apartments, and the area, and we also send them real estate books, and they can't believe how beautiful it is. You can afford to own a house down here with only one income. I know a couple that only brings in $40,000 a year, and they have a new house that's over 2300 sf. And they're only paying $900 month. It's unbelievable. You should definitely check it out. We don't miss anything about NY except family, friends and food. We've been down South for 3 years now. The first year was in South Carolina right by Charlotte, NC, and now we've been by Raleigh for 2 years. Charlotte is ugly compared to Raleigh. We're going to stay in this area for a while. We're going to check out the areas so we can buy a house soon. Oh, we've never been to Wilmington so I couldn't give you any info on there except it's on the coast of NC so you have the beaches. I've also heard Myrtle Beach, SC is great too! If you have any other questions let me know!!!

Re: MELISSA...NC
Let me tell you,if I didn't inherit the house I am living in, I would be leaving the island! Taxes on my house are $8400.00 , and it is so expensive on maintaining a home on LI. The taxes, electric, phones, cable, etc are outrageous, I am thinking of refinancing because I have to pay back my older sister for her half of the house. Does any one know of a good mortgage broker???

Re: Anyone looking to buy a house soon??
We would like to buy soon after the wedding. We are from Nassau and would love to stay here but it just doesn't seem possible. We have found that the prices are a little cheaper in Suffolk (although not that much) but we definately want to stay on LI.
First of all for us teachers, there are deals that you can get from banks...not sure about the PMI, but I know Bank of America offers 100% financing to teachers...also if you are not in your credit union...GET IN ASAP...most offer you better deals than commercial banks...
second...be wary of the economy...last summer FH and I started looking for houses and decided to continue to rent, b/c we thought we may move in a few years and the closing costs would probably exceed the rent we pay...
well friday we had a real scare...FH was almost laid off at a job I thought was so secure...I said to myself...thank good ness we don't have a huge mortgage. now things seem to be safe...but are they???
I think starting with a small house or coop or condo is the way to go...
just my thoughts from my stressful weekend...please don't flame me...I know everyone wants a house, I do too, but just my thoughts
good luck to everyone

Re: Anyone looking to buy a house soon??
Hello..I am looking to buy hopefully shortly after my wedding this year.
We are definitely sure we will live in Nassau (we both work in the city and want to live as close to NYC as possible..definitely less than 1hr LIRR ride) so unfortunately we will have to pay those crazy prices....
We are just starting to poke around and gather info. Anyone have any good online resources you guys have come upon in your searches?
Thanks.

Re: Anyone looking to buy a house soon??
If any of you or your FH are handy at all, I would suggest checking out a hud home. They are foreclosure so they need work, but it is a good way to get a house at a reasonable price even with the repairs. The website is www.hud.gov.
They also have great programs for teachers and officers. You can buy a house within your district for 50% off list price, but your district must qualify as a revitalization area, and you have to stay there for 3 years. We live upstate and are watching the listing to take advantage of this program.
Hope this helps some of you!

Re: Anyone looking to buy a house soon??
I found my house 2 days after my Honeymoon. I live in upper Westchester..and for the price we paid we live on .5 acre and paid less than $300,000 for our house. I commute to the NYC everyday and Metro-North is soooooo much better than LIRR. I am the same distance from NYC as DIx Hills..Just without all the Traffic !!. SO if anyone has any questions you can e-mail me at [email protected]. I have a great real estate agent.

Re: Anyone looking to buy a house soon??
For you teachers out there or Police Officers or soon to be wives of either, the Hud homes that July3bride mentioned may be a big thing to consider. My FH is a cop, so we have been looking into it. Basically you have to bid on houses within a small time frame, if your bid wins, you pay 50% of the bid price. A lot of these homes need work or are in neighborhoods that arent the greatest, but you can get a good price on a home. Plus Hud offers a mortgage that will let you finance $$ to fix up your home. I just dont see any other way we will be able to afford anything at this point, even in Suffolk Cty. We have been shopping around a lot and the prices are so out of control. Good luck to everyone else with looking, hope you all find a good bargain out there. Oh yeah, I have thought about moving to NC too, but my FH wont do it.

Re: Anyone looking to buy a house soon??
My FH is a teacher in NYC I wonder if we can get a mortgage to pay off my sister her half of the house. Does anyone know anything about this with HUD? See my post above about the house information. Thanks

Re: Anyone looking to buy a house soon??
Susanlynn,
I don't believe so. They aren't in the mortgage business really. As far as I know they only lend mortgages on houses that have been foreclosed that they deal with. Even for the teacher/officer program you can't own any other property to participate in the 50% off program. They have contact info on their website, you may want to call them to double check. You may also want to check out VA loans.

Re: Anyone looking to buy a house soon?? Anyone decided to wait??
Has anyone decided to put purchasing a home on hold because of the market. I just keep looking at what we can get for our money and its just does not seem worth it.
We have been seriously looking for the past 4 months or so. We started out looking in Eastern Queens, Moved to mid Nassau and now we are looking around Nassau/Suffolk boarder! I am about ready to say lets wait it out and see what happens.
