We are selling one in Long Beach but unfortunately it is for much more money. Sorry! But if anyone knows of someone looking for a huge one bedroom in LB, please let me know.

Where are you looking to buy? As far as I know, condos are much more $$ than co-ops, and the price you are looking in sounds more like a co-op price. Is that what you mean? This is probably true for Queens, not sure about LI.

Fletch-Can you email me the info re: your condo you are selling in Long Beach. My Fi and I are in the process of looking to buy. Thanks!

I doubt any condos are available on LI for $125K. The ones I've seen are from $230K and up - way up!!

You can get a really nice co-op for that price, but I don't think you will find a condo. We are in the process of purchasing a co-op right now, so I've looked at quite a few and done a whole lot of research.

Actually the father east you go the cheaper they are, I found a lot from 85,000 to 180,000, what is the difference between co-ops and condos?

Re: Anyone selling there condo

This is as I understand it. I own a condo/townhouse that we just bought.

With co-ops your are part of the cooperative of the building, holding shares in it. You own the airspace in the apartment you own, but not the walls and beyond. You need to have approval to make changes to the inside of your property. Your common charges are often higher because they include the taxes on the property. You don't quite pay taxes on your place, you pay a part of the whole building's taxes.

With condos you are the owner of your property to the walls and floors and ceilings but not beyond them. So you have a title for your property and a title in commons for all of the common areas. You pay taxes on your property and have access to all the common areas (i.e. grassy areas, amenities, etc.). You can make any change to the inside that is not structural without approval. Any changes to parts that are part of the common areas (outside of the condo) need approval to maintain uniformity.

Hope that helps. You can try searching online for some outlines of differences or check some books at the library. I used a great book when buying by condo--the author was Robert Irwin (I think). There are a lot more co-ops in the city than on LI, but LI has more co-ops than many other places in the country (like the mid-west).

GOOD LUCK!
