Can anyone give an estimate of what costs I need to consider before committing to this house buying
For example, I know we need a lawyer, engineer..what else and how much

I guess you are including the mortgage tax and title insurance premiums in your closing costs? Those can be quite high (but are state regulated so they will be the same no matter who use for a mortgage).

in addition to the closing costs to the title company and attorneys you will also be responsible for prepayments to the seller (oil, taxes).
