bidding?

if a house is clean and updated and u like it how much off of the asking price would you go? i know that some people say if you absolutely love it--don't bid too low..........but besides that---what is your opinion as to how much you'd bid off the asking price?

Can't say without knowing the comps for previous sales. Also, the house may be priced right. There are too many factors to say. Generally in this market, I think it's safe to bid 5% below ask if you really want the house.

Also, if the house has been sitting a while, the sellers may be amenable to a lower offer.
