... does anyone know what generally happens when a person breaks their lease of annual rental (apt)?
DH & I are considering moving to a bigger apt, and would rather not wait until the lease it up (in Aug)... any info is greatly appreciated!

it should say somewhere in the lease what would happen. i've done it twice and both times it was different. i've forgotten the details now, but i do remember having to pay an extra month's rent and forfeiting my security deposit.

Sometimes there are bail out clauses where you just need to give a month or two notice. Sometime you are held to the full extent of the lease. If the latter one is your case you might be able to find someone else to take the apartment....then the landlord wouldn't be left without tenants and you could still take another place. My FI and I only had to give the landlord 30 days notice when we left...even though the lease said 2 months, it just depends on the landlord.
