breaking out of rental lease

breaking out of rental lease

So a friend of mine wants to buy a place sooner than she expected. She has a year to go on her lease. How does that work. Can she break it, will she be responsible for the months she's not there? Or will they just keep her deposit

is it a legal apt first of all? if not (ie a basement apartment) she is not liable...

if she does break the lease, it depends on what the lease says but most time, she will loose deposit and possibly 1 month rent ...

best of luck we are in a similar situation but luckily we are in an illegal basement apartment and will only have to break our lease 1-2 months early

no it's a real apt. I don't know if she can sublease, but I'll ask her. so bascially worse case scenario she is losing dpt. and one months rent? what does that mean? She'll have to pay one months rent.

When I had my apartment we had to pay one month for security and first month's rent all part of our deposit. She needs to read her lease. She should try to find someone to take over the lease. A friend of mine ended up being responsible for the entire year. She couldn't find someone to take over the lease.

Alot of times in those places they will tell you they'll let you out if they can rent it. Normally there is a good need for places in apartment complexes and they can get it rented easily. I would ask her to ask her landlord....also read her contract it should all be in there...if it looks like a tough contract tell her not to worry that is just the legal end...sometimes they let you out

I broke my lease when I moved out of the city to live with FH. They did not give me a hard time at all, and I got my security deposit back within 10 days. It really depends on the management company or landlord. If they can rent it easily for more money, they will probably not give you a hard time.

That's a very good point. If it's in a prime location they probably won't have a hard time finding someone to take over the lease.
