Buyer's Agent

Buyer's Agent

Is it worth it to have a buyer's agent? At what point are you locked into using that agent. What if you start using someone and you find an exclusive on your own. If you placed a bid on a house using a buyer's agent and someone else did just using the seller's agent- wouldn't they take the seller's agent's client s offer so that the agent would make the whole commission?

It depends - We were considering doing the buyers agent but then found a house... If you have a buyers agent you as the buyer are responsible to make sure you agent gets her commission or I heard you are responsible to pay it.... I wouldnt - Even an exclusive can be shown by other RE agents....

i think it's worth it to have a buyer's agent. we didn't have to pay anything, her commission either came from the other RE agent or the sellers.

we weren't locked into using our agent, i think that applies more to the sellers.

the seller's agent is only working for the sellers, so if you use that same person, they can tell the sellers everything you tell them (like if you offer x dollars but you'd actually pay more).

I agree that the exclusive buyers agent is worth it - 100%. The woman I have been working with it great. It's wonderful to feel I have someone on MY side!

The only time I need to pay comission to her directly is if we buy a FSBO or exclusive house; and if that is the case it's 2% of the sale of the house. Considering all of the money I will probably save, I'll give up the 2% if I buy a FSBO or exclusive.

As for the seller agent selling to the sellers agent only - I asked my buyers agent the same question. She said that this does not happen; unless they can be a dual agent and get ALL the money themselves, they really don't care who buys it - they just want whatever percentage they can get as soon as possible.

She said another advantage to using a buyers agent is that they are not obligated into showing you a certain amount of houses from their office - if you use a selling agent to buy from say Century 21 they need to show you all century 21 houses in your range bfore they can show you homes from Foxtons - thats why a lot of people feel 'why are they showing me all these houses that they know I won't like..' It's because they are obligated to the seller before they are obligated to you, and they have to fulfill the seller's contract by showing the house to each and every person they can. Also, a buyers agent can bring you to FSBO houses, where a sellers agent will not.

Good Luck!
