Can you REALLY get a mortgage with *not so hot* credit?*
FH has a tax lien and I've consolidated all my credit cards. We said we'd rent for 2 years after we get married while saving for a house. How bad will his tax lien and my consolidation hurt us? Anyone know?

you should order a copy of your credit reports and get your scores.
You can still get a mortgage but more than likely you will get a higher rate. Try and do your best to clean your credit up now.
good luck.
P.S. You can talk to a broker about no-income check mortgage, it might be your best route. You will still get a higher rate, but it may not be as bad as you doing a conventional.

Thanks. Neither one of us have ever owned before so the whole process is new to us. I've never heard of a 'no income check' mortgage. Would someone really give a mortgage without checking someone's income? That sounds really risky.

That's why the higher rate.
My MOH and her husband did this when they bought. It's done more often than you would think. It's more of an asset check than an income check.

DH didn't have such hot credit a few years ago. he had an outstanding student loan and missed credit card payments left and right. i was pissed because he's the one with the great income and i was the one with the great credit score...
he paid off his loan, rearranged his available credit to credit ratios, and started paying his bills. we just got pre-approved for a mortgage and qualify for the best rates (so they say).
time and prompt payments heal all wounds. DH scrubbed his credit reports diligently. he was lucky because most of the delinquencies happened years ago and they automatically come off after 7 years. he disputed items on his credit reports 1-2 times a year and many of them came off. if one formally questions an entry on one's credit report, the reporting agency has a specific time frame to investigate and come back with an answer. if they fail to do this, the item in question comes off the report. this worked in DH's favor on a couple occasions .
there is hope, but it takes time. it took DH 3 years to clean up his credit, however he had the means to pay things off in a short amount of time.
