I pay about $565 for a 2br in Oakland Gardens Queens.

This is *BEFORE* STAR.

I just applied for STAR this year so I am not sure how much I save yet.

If you want parking... thats an extra fee on your maintenance.

We have a co-op in Huntington Village(literally we walk into town to go out, it's great !!)

Maintenance fee is 567 a month

2 bedroom goes for about $325,000

1 bedrooms go for $289,000-$299,000

I have a 2 bedroom in the Village of Great Neck...right in town and a block from the LIRR.

Maint. is between $600 - $700 I think (DH pays it).

Will apply for STAR next year...missed the deadline

2 bedrooms now are in the $350-$450 + range. The lower the price the farther from center of town and more work the apt. needs.

So, you pay that maintenance on top of your mortgage?

Yeah... but remember it includes your property taxes so usually about half that maintenance is tax deductable.

we can deduct 62% of it on our taxes.

We live in Valley Stream, Gibson area...2 BR co-op, before STAR it's $1,096, after STAR $999. 67% tax deductible. Co-ops here go for around $175-225K, depending.

I live in Islip and my maintenance fees are $665 for a 1-bed. I believe the 2-bed is about $850. A 1-bed sells for $130,000 and the 2-bed are approx. $200,000.

It's actually down Gibson, on the other side of the stores. It is high, but we get a lot back at tax time and it's perfect for us, who are both commuting.

Booklyn

Cost of a 1 bedroom is minimum $300K; our maintenance is $850 and right now we're paying and additional $650 assessment for 'improvements.'

They did scam us on the assessment, too.
