Co-op Question

Does anyone know what co-op owners are responsible for in the apt in terms of plumbing?

Apparently our bathroom leaked to the apt. downstairs. The super is checking things out now. But I am not sure what we are responsible for vs the corporation. We had a leak from upstairs that the building staff repaired and they also did some work in our bathroom in Sept. Obviously, they didn't get it done right as there is still a leak in our line of apartments.

Are we liable for the damage downstairs?

If it's a pipe leaking in the wall thats causing damage to our bathroom and the one downstairs, is the building repsonsible? or are we?

Thanks in advance. I am not too familiar of who is responsible for what with co-ops.

If the leak is a result of work they did to your pipes I think they are liable for the damage. Do you have co-op insurance? They may tell you that they will have to speak to your insurance company and might want to split it 50/50.

It sounds though that it is the co-ops fault because of faulty pipes (for instance if you left the tub running it would be your fault).

If the leak was caused by faulty pipes inside the wall then it is the Co-ops liability. If it was because of an overflowing tub or something like that, you would be liable.

I live in a co-op and my understading is that everything inside the walls is the responsibility of the co-op. In this case, if the pipes caused the damage - its their responsibility

I live in a co-op and everything OUTSIDE or INSIDE your walls are the responsibility of the co-op. However if the damage is your fault such as YOU leave the water running or you don't fix the tiles in your apt and the water leaks thru (i.e. if the caulking is all gone) and then runs thru the wall you will be responsible.
