With a condo you own the real estate. With a co-op you own shares in a corporation and the right to live there.

Yes you do. Usually to upkeep the grounds.. maybe pay for security if its gated... If you are considered village... you maintenance also goes towards future projects like street/sidewalk repairs, etc.
