Just curious where some are. We're thinking of looking into them, because houses are way to expensive. TIA

we bought a co-op in Glen Cove that was pretty inexpensive. Much much less money than a house anywhere on Long Island!

Re: Co-op/Condo/Town Houses
There are nice townhouses in Merrick, right across the street from the LIRR train station. We looked there and were going to buy one (especially for the easy commute to NYC) until we found a house in the neighborhood that we really wanted. There is a pool in the community and lots of young couples.
Good luck!

DH and I are in a great townhouse development in Wantagh. I love the location and the place has been great! We are going to be selling it soon to buy a house (in the same area b/c we like it so much). There is another development in Wantagh too.

Re: Co-op/Condo/Town Houses
Do you pay property taxes on condos, coops or town houses??
Also, how much of a down payment do you give (monetarily, not percentage wise) about?

yes you pay property tax b/c you own the property along with a percentage of the property in commons. every set of bilaws sets that percentage and you should really think about getting the bilaws (and reading them) before going to contract. you put the same downpayment as you would a house and, just like with a house, if it is less than 20% down you have to do PMI or creative mortgage options (piggyback, etc.).

In coops the taxes are included in the monthly charges since you own a share--in condos and town houses it is separate. Ours are about $2600 with STAR.

We own a co-op in West Hempstead. I believe there is one for sale through Foxtons. It's about 120-130 thous.

We are buying a condo right outside Brooklyn Heights and Cobble Hill. We will be paying property taxes, but have a 15-year 421a tax abatement b/c it is new construction. It has not kicked in yet - hopefully by June!!

Our co-op is in Oakdale and the taxes are included in the monthly maintenance fees.
