CO problem

CO problem

We've been under contract for about a month now. The sellers do not have CO's for an extension and a garage. The seller is very ill (they are the original owners and are very ederly) and the wife can't do anything without him. But I know and I'm sure her lawyer has told her that you can't sell the house without the proper CO's in place. How long will it take to get the CO's? We're trying to close by mid-end of April. Thanks!

Re: CO problem

Wow your in almost the same position as us except we have a problem with the c/o on the whole house. It takes 3 weeks for the permit if they never got one and depending on what town your in and how busy they are it can take 60 days for the inspector to clear a C/O. If everything is alright! I know it *****! we were supposed to close this week but we got pushed back to mid april. Plus I don't know if you have this problem but also consider your lock in on you mortgage rate. Our rate expires at the end of this month and the rates are going up so we demanded that since they are causing all these problems that they are paying for any charges that my come about getting the rate we have now! hence they pay a point for us.

Im glad I got to share that because this whole process has been really stressful.

Re: CO problem

Oh no, that's terrible! That's quite a long time between closing this week to closing in mid-April. You must be fuming! When did you find out that they didn't have the CO's? Our sellers have an open permit and we're in the town of huntington. This is so irritating b/c you have to know that you need the CO to close how could you even attempt to sell the house without having it? Out lock ends 5/3 but our mortgage person said they could extend a few days if necessary. This is so frustrating! Thanks for sharing and I hope it all works out for you!

Re: CO problem

We are in the town of huntington also. They did'nt know about the house I guess because its and estate. The hired a expiditer to move things along faaster but its not moving fast enough for us. Good news I know for a fact that the Town of Huntington is not backed up in the building dept. You mentioned that your mortgage person said that they can extend it for you. Yes they can but you should ask if it cost anything because it may.

Re: CO problem

Thanks for the tips! Our bank actually said they would extend it at no charge. We didn't have to pay to lock in so that may be why. Hopefully e/t can move along quickly for the both of us! Good luck!
