Frank works in commack and we were looking for houses in Franklin square, but that would bring him out even farther from his job so i was thinking of something a bit closer for him.. does anyone know the area and what are the best neighborhoods and school districts??

Hmm my friends sis just moved to Commack, sd# damn. They said its supposed to be excellent.

Hey Suzanne!!!!
I grew up in Commack so ask away!! Commack is SD 10 I believe. Its a great school district and so are all of the surrounding areas.
Try: Kings Park East Northport Smithtown
FH and I just bought in E. Northport and love it. E. Npt has 3 different school districts. You have Elwood, EastNpt/Northport and Commack depending on where you are.
You will find that East Northport w/ Northport Schools and Kings Park will have much lower taxes than Smithtown and Commack/East Northport in the SD 10 area.
Houses in these areas are VERY expensive, its ridiculous but maybe you'll get lucky. You won't find anything under $350,000.

Hi Suzanne! I live in Kings Park and really like it. There's also a really great part called San Remo, it's near the water and the houses are smaller. I think the KP schools are very good, from what I hear.

I also grew up in Commack. The schools are amazing, but you definitely will have trouble find a house under $350. Half Hollow Hills is also an amazing school district, but houses in Dix Hills can be even more expensive than Commack.
From what I understand, Hauppauge is just as good of a school district.
just FYI...dix hills has an ordinance - all lots must be 1 acre minimum and no commercial property...2 big reasons for the prices

Being that I'm a Commack teacher I may be a bit biased, but I think the school district is first rate.
I love the area, and if I didn't teach there, I would certainly have looked for a house there. In fact, my sister JUST bought a house on the Commack/Smithtown border.
All of the surrounding areas are VERY nice, but I do have to say that the only school districts (in the immediate vicinity) that compare to Commack are Half Hollow Hills and Smithtown. YIPES! I just read Erica's response, and I need to add Harborfields to my list. That is an amazingly EXCELLENT SD!

I grew up in East Northport and the school districts are great in the area but like someone else said, VERY expensive!

(PS-girls-theres a house for sale down my block. John and I were shocked that we saw a for sale sign-this past summer they were talking about home projects....) I can get more info or a ph# for anyone interested. Its FSBO.
something to consider about Northport is taxes...they are actually lower than surrounding areas since there is the power plant thing int he eatons neck/ashroken area...
my sister just bought in npt...and from the taxes my mom wants to move there now ...lol (she is in harborfields)

The area you are considering is very nice. Like most of the other girls said, I'd look into: Commack - good schools but houses are a bit pricey Smithtown - good schools (some spots are even Commack school district) and more affordable houses, lots of different types of neighborhoods to chose from St. James - smaller town, pricey homes, good school district, adorable neighborhoods Nesconset - about half is Smithtown schools (good), affordable homes Hauppauge - homes are getting pricier, great low taxes, good schools Kings Park - affordable homes, low-ish taxes, nice neighborhoods Northport/E. Northport - excellent schools, e. npt is more affordable but lower taxes in northport Centerport - great schools, expensive homes

(actually I grew up on the Commack/Smithtown boarder, but went to Commack schools)
The houses are super pricey - my parents can't believe what houses on their block are going for (~$650-800K)
IF it wasn't so expensive and IF my parents and my in-laws didn't live there, I would look in that area. As it is, I feel like I need at least a 15-20 minute buffer zone

Commack girl here too. I used to live in the college section off of Kings Park Road. My dad can't believe what he can sell his house for. But he won't. He has a 3 bedroom colonial, and as a joke he wants to put 'For Sale By Owner $2 million...why not? Everyone else is out of their minds?'
I couldnt wait to get away from Commack b/c I grew up there, but now I miss it so much. I'd give anything to move back. So moving back in with my parents until we get a house is uplifting...lol. I get to be 11725 again! (sort of)
