a co-op you own SHARES of the building, have to sit before a board for approval and follow their rules. the more shares you own the more value of your apartment. shares are determined based on square footage, the bigger the apartment the more shares you own.
a condo is more like owning a house, you own the property. no board but some still have rules you have to follow.
