what are the pros and cons to buying a condo? just trying to keep some options open.

Pros: less hassle with repairs and dealing with yardwork. More amenities, like pools and fitness clubs. Tend to be newer construction (compared to some houses that are 50 years old and don't have updated kitchens, etc.)

I can't speak for LI condos, but we looked at a few in Putnam County. Overall, the ones we saw were beautiful. The grounds were well kept and most have master suites with their own bathrooms (I would love to have that as I am a serious nocturnal pee-er). They were large (1700-2000 square feet seems average). They were in move-in condition and didn't need any repairs on the inside. We would have just had to paint.

Cons: not much yard space and you can't add on, which was a big thing for me. I want to be prepared for possibly taking in one or both parents. We now can't afford anything big but with a house we can add another room and bath if needed.

pro: it is a great intro to being a home owner, no responsibility for the exterior (not interior)of your home. Usually heat and hot water is included, less taxes than a house

con: you have rules and regulations of the condo, common charges

what about the value of condos? do they appreciate the same way a house does?

that depends on the time you buyu
I bought almost 3 years ago and they doubled in selling price...i am sure a house would not have doubled in value but still did increase dramatically as all other realestate. But i don't think in the next 3 years they will double again...
Real estate is always an investment either way...but i have a feeling that the market will be slowing down now...especially as interest rates start to rise!

But it is still on a rise...just not as dramatic

Re: condos

There are some in Centerport and Huntington that are for sale.

I don't know what you're looking to spend, but The Courtyard in Centerport has a couple available. (Nice area, right by the water and in Harborfields SD.) I believe they're considered townhomes, so I don't know if that makes a difference or not for you.

I think lately they have actually appreciated more quickly than houses. Ours went up $40,000 in 6 months!
