You will need one to get your mortgage.

You will most likely need one. Some mortgage companies will overlook COs, but they usually charge you higher rates instead.

New to this, I apologize, but what are C/O's?

Certificate of Occupancy; basically someone from the town needs to come to the house to make sure that your structure is safe and within laws.
Houses have a main CO, but decks, pools, stoops, finished basements, etc all need additional COs..

Re: C/Os and Above Ground Pools
FI found out that a semi-above ground pool does not need a C/O as long as it isnt sunk in more than 18 inches... but the deck around it probably does need it... but the morgage guys are telling us it wont be an issue and they can get us a morgage without getting a C/O URGH!!! this is all so confusing... so i think the final agreement we came to was to accept it without a c/o but if the morgage or title company ends up needing one, the seller will have to get one... does that seem logical??

It may not be an issue for the bank you are using but if the bank does require the C/O then the seller should get it. That should be in the contract. You should find out if the seller is/would be using an expiditor to do so. It will take a ridiculously long time if they don't.

We were told that we could close w/o the CO and then it would be written in the contract that the seller had so many days to come through.
