Whatever happened to the home that you liked? Did you get the chance to speak w/ your realtor or have the contractor view?

Re: Dani00518

Dh's friend (the contractor) went yesterday to see it...and he came back with a load of things that would need to be replaced that we didn't even notice...So we are going back on Saturday to see it again and to check on those things...and them I guess we will decide if we want to make an offer or not. We also decided to go through the list agent which i think was a better decision....but for now i guess we will just have to wait and see what happens...i'm still very undecided about how much lower to offer...the house needs about 60-70K worth of work. What do you think...How much lower can I actually start at? Thanks for checking in on me!

Damm thats a lot of work that needs to be done. I wouldn't do it unless you are married to a handyman... personally.

how much is the house? do you have pics? you can FM if you want.

i would ask the realtor for comps on other similar homes (property size and floor plan) that sold in the area recently. this will give you a good idea of if the needed changed and if the $$$ spent renovating would be worth it in re: resale. you can also research this info yourself on newday or Domania

even though it may need a lot of work, it might all be worth it in the end. you'll have a home that is totally customized to what you really want.

ETA: if you can purchase the home for a reaonable price, i really don't think 60-70k is that much $$$ to spend on renovations if the home is in a desireable area/SD. in this over-inflated market, you will more than likely make a generous profit when you do decide to sell.

we looked at a home recently that i later found out was bought by the current owners last year. NO work (accept painting) was done and the list price is now $159k more than what the current owners paid just one year ago. this is not to say that there are going to get the list price, but nonetheless they WILL walk away w/ a huge profit.

you need to keep everything in perspective. look towards the future and focus on the positives.
