Did anyone ever get real sad when they lost a house?
I am so depressed after getting on the phone with DH and hearing that the house of my dreams accepted another offer. I was really holding out hope that they would accept our offer, but I feel like it will be so long before we are able to buy and house and build equity. I seriously feel like crying.

I recently had an offer declined on me too, the worst part of it was that were the higher offer. The seller (it was a FSBO) went with the first-come, first-serve outlook.
ETA:
There will be other ones.

I hear ya... but it should also be a lesson learned.
You have to make your offers 'stronger'. If you aren't pre-approved yet and don't have the certificate from the bank... get it asap!
Also.... never low-ball a seller. Thats a guaranteed way to get an offer rejected. Put your BEST offer on the table right away. Then if the house sells for higher... then you don't have to worry about second thoughts, etc.
If I am selling a house and my asking price is say 250k.... and I get an offer from person A for 230k (low-ball offer). If person B comes along with an offer of 250k (my asking price)... and then person A comes back with a counter-offer of say 252k... I will probably take person Bs offer just because it was more genuine.
There will be other houses out there... just be patient.

I agree with you Phil, but we offered 10k over the asking price.. the first offer just bid the asking price. We were pre-approved, had the certificate faxed to the seller from the bank (as we were standing there) still the guy went with the others.

I totally just called up to get pre-approved. I called DH at work and was like, we need this or we will never get out of renting. Even with the certificate, I feel like there is no hope, but maybe this will be a better situation. Thanks for your help and suggestion. You are totally right!

This could have been the reason why your offer got rejected. Think about it.... if I have two offers for 250k. Am I going to take the nice sweet girl thats not even approved for a loan yet and risk a mortgage falling through. Or am I going to take the more hard nosed offer from somebody that has their loan paperwork already taken care of. Remember the pre-approval process can take up to a few weeks to get done.
I just sold a 1br co-op and I wouldn't even consider an offer from somebody that wasn't pre-approved. I knew I was in a hot seller's market so I could afford to weed out offers.
As far as the person that said she offered 10k over asking. Well here isn't much else you can do about that. If people set an asking price... they are usually content with an offer once they get their price. Even if its 10k over... sometimes you just feel more comfortable with the first person that made the right offer.

YES! I was depressed for a week after we lost a contract. We had the higher offer, but we made the contract contingent on a satisfactory inspection. The winning contract didn't have any contingencies.
I thought we would never again find a house that I loved so much. But we did, and you will too! It just wasn't meant to be, because your REAL dream home is still out there!!

We bid on a home and had our offer accepted and then the next day the sellers pulled out and changed their minds! I was crushed! So was FH! We were convinced that we would never find another house we liked!
we got lucky though and a week later the sellers had a change of heart and called us back! So you never know!!
My brother bid on a house once and lost, he and his wife continued lookign basically forgetting about the house the lost! A month or so later, the original deal fell through and they called him! Long story short, he is living in that house!
Maybe call teh RE selling agent and tell them how much you love the house and to PLEASE let you guys know should the deal fall through! It wouldnt be the first time it happened!!

I was so sad and depressed after we lost our first house too!! I thought I loved it, it was everything I ever dreamed of in a house. I told DH I didn't want to look anymore and then we found our house. We were the first offer and then 4 more came in. I thought for sure we lost it but we didn't. We got it because we had the most secure jobs. I know it sucks now it will get better though. We actually passed by the other house over the weekend and the sold sign was up and you know what I don't even like the house that much anymore. I LOVE our house!

It shard not to get bummed, you see a place, you love it and you start to imagine you, your loved ones and your things living there, its very hard not to jump ahead. Sorry it didnt work out. But its very true what everyone says - whether it seems believeable or not right now, you will find your true home.
Trust me it s out there, it's just that the whole process can take alot out of you.

we put an offer in and it got accepted on my birthday - so i thought it was fate.....and then after a week of trying to get back in touch with the seller, we found out they accepted another offer over our's. we were really really disappointed - it's only natural. but we kept in mind that everything happens for a reason, and we found another place that was much cheaper and just as good in a better area....and according to MLSLI (online real estate guide), they're still waiting to sell...so I guess the other offer fell through! somehow, it all works out!

Don't get discouraged. You will find one. It takes time. Its worth it in the end though. Good luck to all of you looking.
