unfortunately it's not that easy, or all of us would own a huge a$$ house that we only paid 200 grand for lol

I would suggest that you check out the legal notices in the paper.. look for them there and you can buy houses at auction..

Thanks Marcella.

We knew it wouldn't be easy...my brother actually had a broker that found his, but the guy doesn't do real estate anymore. It figures! lol. I thought maybe there was a listing of brokers that deal in foreclosures. I guess it's just luck of the draw.

I don't know how I'd feel about buying at auction.

nah.. there really isn't.. it stinks. could you call up the guy you know and ask him for his contact? I don't see why he should have a problem giving you that info, no?

buying at auction is basically the same thing..

the next closest thing would be to find an 'as is' home on the market..

i just attended an auction yesterday (actually it didn't go forward because someone bought the house two days prior), but I saw it listed in our local paper's legal section. The problem with most foreclosures is that you need to have a certified check for 10% down and need to close the deal within 30 days or you loose you downpayment. I was speaking to the referee there and he agreed that most foreclosure auctions are for investors - people with cash on hand.

I work in the mortgage servicing industry and know that HUD is having an auction of 4000 homes very shortly...keep in mind that these are homes that were insured by the government (FHA/VA) loans and have been foreclosed on...there's no guarantee that they are great properties, but there may be some value there...

'Properties available through the auction will be pulled from the market for approximately three weeks prior to the auction dates. This inspection period will commence on February 15 when the properties will be listed on the HUD website. During this time, prospective buyers will have an opportunity to 'shop' the available listings. Buyers will have time to inspect homes, look at neighborhoods and comparison shop before submitting their auction bid on February 27-28.'

I will also see if my co. is currently processing any FC's on LI and let you know.
