I mean when you first move in and the place is a disaster... how much did you spend to make it a normal house? For example we are knocking down a wall, redoing floors throughout, new roof, dry-well, new appliances in kitchen, painting and new sheetrock. We are doing most of the work ourselves with the help of our talented families and friends. I am hoping to spend around $40K

We had new windows & siding which I think was between $10-20K (I could be totally wrong - I didn't live here yet & it wasn't my $$$ ). The kitchen was totally redone & new hardwood floors added, the old floors were redone, and the house was painted (& sheetrocked where necessary) and the MB bathroom was redone. Tim's brother (& Tim) did all the inside hoise work. I think the kitchen appliances, cabinets & granite was $7K.

I hope so.
I'm with you Julie, I'm wondering how much it will cost to re-do our house also.
I can get you the number to the roof company we used. We had it in the contract that we had to get the roof done by mid the first week of June and we signed on April 29th. My DH has the info.

I am not really sure of how much things cost. So you think we will be OK with $40K or less? Siding and bathrooms stay as is. Some stuff can wait until next year (ex. garage door, removal of bushes)
Hire people to do: Roof Dry-well Refinish some wood floors New carpet in a few rooms new windows new garage door
Do ourselves: Railings for the stairs New Stove, Refrigerator, dishwasher knock down kitchen wall and turn into an 'island' for eating on and counterspace new doors remove all wood paneling and put up sheetrock Paint everything Remove 2 ugly trees/bushes New couch New entertainment center New king sized bed - Already bought this

My advice is just to be budget conscious - you can definitely do it for the amount you want but remember that not everything will get done right away.
If there is demo work to be done don't hire someone for it - do it yourself and you'll save a lot of money there.
Also, JMO and some advice when you replace things do not take the cheap way out. My dad is a contractor and its the one thing he always taught me - if you go the cheap route you're going to end up spending more money in the end.
Enjoy doing all the work - trust me, it gets really tiring and you'll need a break here and there but when you step back and look at the finished product it is totally worth it.

i totally agree if you have talented friends and family use them as much as possible. also shop around with all the things you have to hire out because things like roofing the prices are so dratically different from company to company. i had people in from 5 or 6 different companys for my roof which is a levittown cape and we received prices of 3200 to 7000. ill also show you my after pictures and i havent finished yet but we are going to be spending about 20 grand or so. im doing alot of work to my house which i basically completely re gutted and re did all the plumbing and electrical. we are re doing all the floors all the sheetrock both bathrooms and the kitchen new siding new roof . my dh said it would have been easier to build a new house lol.

im lucky because im that business and made alot of friends but most of the stuff we saved tyhe money on are things you are able to do yourself. you are going to do fine. just spend the most money on the important things like your kitchen and roof.

Re: Does anyone want to share an estimate of how much they spent re-doing their house?
Julz, FH and I gutted our whole upstairs (we were living in the basement at first). I mean EVERYTHING! We did all new walls, sheetrock, ceramic tile, hi-hats, all new bathroom and kitchen appliances fixtures, doors molding and the cost of materials and tools was like 18,000.00. We paid 3400.00 to have our roof done and FH is in the process of siding it now, which is a HUGE savings. If you're estimating 40,000 you'll be surprised how much you can save. You could put some of that towards furniture. Good luck.

Julz, let me know if you want the name of a good window/door guy. I thought windows were going to be so expensive, but I was pleasantly surprised. We had all the windows upstairs replaced about a month ago. After we saw how good they came out we went for the new doors.
Sounds like you could do it all for about 40k, but the roof will probably be the most expensive. A new roof was put on our house right before we moved in, but I heard it can be pretty pricey.
Good luck!

Re: Does anyone want to share an estimate of how much they spent re-doing their house?
I had my siding, all windows, 2 external doors (storm and regular) and roof replaced and it was pricey - but I got quotes ranging from 20K - 38K for all that work. Windows was a nice chunk of the cost. It really depends on many, many factors. I found the low bidders to not be as reliable and in seeing some of their older work I was not happy with what I saw...the newer stuff looked fine but the stuff that had time to age (3-5 years) already looked bad.
For windows, you have to factor in how many and how big they are, style of windows (bows and bays will be more), what brand of windows do you want, warranty, etc.
For roofing, I got quotes going anywhere from $3000 - $8000 - but the factors there include - do you want to go over or is it a rip off and replace (more money to rip off of course), what is under the roof when they rip it off (rotted wodd under neath - more money), how many steps the roofer will be doing (they have these step programs most follow but some add more to that), etc.
I agree with the person who said above about knowing there will always be unexpected costs. There always is.
Also, don't try to do too much at once - you will get overwhelmed. DH and I have a to-do list of many pages long and we bought a house that was not at all a fix me up. We are both go getters but we have learned to keep our lists small and manageable and more gets done faster and we are less overwhelmed by being new home owners.
Good Luck to you!

OK, we only did a portion of what you are talking about....
But it cost $700 for new wall to wall carpet in just our bedroom...And we repainted our 1 bedroom condo, and wound up spending over $1000 on paint (Benjamin Moore, and we needed primer and a couple coats on every wall....). I was surprised at how expensive the carpet was, and how the paint added up!
