I don't have a degree in pyschology or anything, but it seems like you might start to (or already) have started to resent this 'friend' for her dishonesty and lack of morals, rightfully so. The fact that she 'knows' the wife, and feels 'guilty' because the wife is always so nice to her, just proves that this girl is just being selfish. I would try to cut ties with her (if possible) because her situation is obviously not doing you any good. If she were a true friend, she wouldn't be doing what she's doing, muchless sharing the details with you.

if she were my friend, I'd flat out tell her that in my personal opinion, what she is doing is wrong and if she was looking for some sort of 'it's ok' that she wouldn't get it from me. Tell her, as her friend, you don't want to see her dealing with these emotions and she deserves better.

I would tell her that she is wrong and she knows it and that you don't mind being frineds with her but in the future want to know and hear nothing about what is going on. IF she can't do that then cut the ties with her.
