I know there are some areas of Patchogue that are not the greatest, but I don't know which areas they are.

we almost got involved in an investment property on that block in July. That is a pretty rough neighboorhood in my opinion-crime is high, income levels are low & schools are fair.
This is the house we looked at-it was not in selling condition at the time, it may be fixed up now.

I do believe other parts of East patchogue are more desirable, near Brookhaven Hamlet.
Good luck in your search, the price of homes in our area is frustrating right now.

I lived in Patchogue most of my life. That area north of Montauk Highway in East Patchogue is not the best area. I think some areas have improved a little bit but the better area on Narragansett is south of Montauk Highway and the railroad tracks. That has always been a much nicer area. Good luck with your search.

My aunt and uncle live in E Patchouge. Their house is just south of South Country Rd (I think). They love it there but now that their kids have reached school-age, they want to move. Their particular location is in Bellport schools which are, I think, not as good as Patchouge.

Some areas of East Patchogue are very nice, you can tell where the are by driving around. The areas on S. Country RD within a mile or two of the town of Bellport are very nice. It is South Country schools which are reputed to be not so great, but I work at the library in town and there seems to be a lot of construction and renovations going on...a few parents send their kids to private schools. Patchogue-medford is a better s.d. IMO ....I used to sub-teach there.

We actually looked at a house on that same street... actually just drove past it and wasn't too happy with the area. But we're currently living in the Bronx and I really don't see that much of a change in that area from where we are living now.

There are some really cheap houses there, but if you take a drive on that street, there are about 5 or 6 houses for sale there... Kind of makes you wonder.

Someone once told me , that in order to get an idea of the neighborhood...wait by the school yard at 3:00 o'clock and see what kids come out...if you like or don't like........it's all personal choice. Good Luck.

I've lived in East Patchogue since I was 3 years old. I also went to the Bellport Schools (South Country School District).

Here's my dead honest opinion.

First of all, the neighborhood you are talking about, Naragansett Avenue, is not a very good area at all. There is a lot of crime and a lot of drugs. I don't even like driving through there in the day time.

Years ago (in the 70s), people were burning their houses down just to get the insurance money because the neighborhood had changed drastically and they couldn't sell their houses. We had a friend of the family who had a nice house there, and after the neighborhood went downhill, she couldn't sell and to this day she is still stuck there.

As for the schools, I wouldn't send my kids to the Bellport Schools at all. I went through them myself, and I can only imagine what they are like now. My neighbors actually moved as soon as their oldest girl got old enough to have to start school there. Her private school only went up to a certain grade.

I would NOT buy a house in East Patchogue or North Bellport. I don't care how inexpensive it may be. Unless you want to be afraid to leave your house after dark.

The part of East Patchogue I live in is still okay, but it's starting to change now, too. I think the average home in my development goes for something like 300,000. While some people are buying and fixing up their homes, or keeping them nice, there are others who are letting their homes go to he11. Too many for my taste.

But that's just my opinion. If you really want to make your own decision, take a ride out and look around the area you are talking about. The schools are in nicer areas (except one of them), but the students come from two completely opposite sides of the tracks, so it's a very mixed student body. The school for the 4th and 5th graders has security guards and metal detectors. These are 9 and 10 year olds!!

I keep telling my parents to keep a close eye on the neighborhood, so they can sell before it gets too late. I have a feeling they are too attached to the house, though.

There are nice areas in that school district like Brookhaven and South Bellport (South Country Road). But the houses are quite expensive! Probably nothing under 400,000 and up, up, up. I'm sure if they have $$$, they send their kids to private schools.

Good luck!!
