Engagement invite wording

Hi Girls,
I'm trying to decide on the wording for our engagement party invites. Me and FH recently bought a house and decided to have the party here as well instead of also having a hosewarming party. So it's not so much being thrown by our parents, although they are helping out with the cost, but it's going to be a casual backyard party with family and bridal party. So with all that in mind, which ones do you like...

Then it would say something like...

SATURDAY, JUNE 17TH 2006, 2:00 P.M.
OUR HOME,
XXXXXX,
XXXXXX

And if we're inviting around 60 people, do you think 'Regrets Only' is better than having everyone rsvp?
